The property is in ok condition- the major drawback is that the elevator is in the rear corner of the building, making for a very long walk upon check-in. AND, it is very slow. AND, the housekeeping staff use it as well, making getting out upon check-out a competition for its use. Room is small. A good shower, though. All in all, we will probably not return.

Marriott Courtyards are one of my preferred places to stay. They have always been clean and convenient to where I am traveling. This location in Rockville, MD, has a very odd layout, however. The elevator seems like a quarter mile from the front desk. We parked closer to a side door, but there was no stairway by that door to the second floor where our room was, so it didn’t make our walk any shorter. The ice machine was by the elevator at the end of that very long hallway. Nevertheless, the room was clean and spacious with a terrace. I’m always grateful to be able to let fresh air in.

I like this hotel but the parking is uncomfortable. It’s very dark in the parking lot, needs more lighting on the sides of the building. Food is convenient but expensive

We only stayed one night but everything was exceptional. The exercise room was nice and spacious. The breakfast was an additional cost and was provided by Starbucks that was inside the premises. That was a surprise (not necessarily a good one). When I opted to pay for breakfast (which was a good deal by the way) I wish they had mentioned it was provided by Starbucks. Usually when breakfast is mentioned at a hotel, it’s a buffet which my family and I would have preferred. Also, the Starbucks breakfast options were very limited but it was tasty and satisfying.

Staff and room were great. I was on the side near the road. Very noisy with traffic. Otherwise the hotel is amazing. The rooms are modern and the interior courtyard is a great place to sit and relax. Overall the hotel was very clean.

In general, stay was fine. Breakfast offered great service and excellent coffee. Room was clean and comfortable. The only complaint was that one night a group in the courtyard around the fire pit was quite noisy until well past midnight.

As usual, the hotel itself is great. Great staff rooms are very clean. Beautiful quiet courtyard. My only complaint is there are no microwaves in the standard rooms. They do have a bar/restaurant there where you can get food however having a microwave in the room would be more convenient. There is one in the lobby, but you have to stand in the corner of the lobby near the front desk and it’s very uncomfortable.

The staff were very pleasant. That's where it stops. The room was very dirty as was the shower and bathroom areas The hallway carpeting is filthy and stained The person at the front desk stated there were lots of lights in the parking lot areas for safety...there were NONE! She also stated when asked about security cameras, there are NO SECURITY CAMERAS anywhere on the inside or outside of the property. Totally unacceptable.

I looked and looked for a property that had good reviews on cleanliness, but this was the only hotel I could find! It was a little more pricey, but it was actually CLEAN!!! Very clean in fact. We had a wonderful stay, and will definitely consider coming back!

I was put in the handicap accessible room which is fine, though the bathroom floors got fully soaked every time I showered and thereafter for hours due to the layout. The shower also constantly dripped after being turned off and there was no air vent, which would explain the mold all around the walls of the shower. Further, despite requesting housekeeping during my 4 night stay, the room was cleaned only once, on my last day.

Check in took a while, upon check in I was given the wrong style room. I returned to the front desk to inquire why. She said that’s the only room left and apologized. I was then upgraded at no charge. The hotel needs a renovation outside of the lobby. The room was decent for a two day stay. I found a lot of hair on things throughout the room. There were broken entrance doors/ exits. The parking lot was disgusting, there was trash everywhere. The smoking sign made no difference. There was no cleaning done while away. I had to call and ask for towels, the lady was nice.

Everything was clean, but the room was extremely humid and smelled a bit like mold. Apparently they knew there was an issue with the AC in the room but still gave it to me. Thankfully there was another room they could move us to instead.

I was a little nervous about the property when we pulled in (looked kind of run down), but inside is very nice and clean. Modern rooms and dining area. Very clean and nice staff. The little cafe in the lobby was nice with excellent french toast and Starbucks! Parking was easy, nice area far enough away from too much traffic. Would definitely stay here again!

Great value, great. Room smelled stuffy/lockerroomish but with the balcony door cracked it aired out, possible because outdoor temps were 50 to 70 degrees. Unfortunately door can only be opened 2 inches and there are no working windows.

I had a first floor room facing the parking lot and I heard cars and sirens all night. Room was outstanding. Staff was great, but the noise kept me awake. Definitely request a courtyard facing room.

This hotel does not look too fancy or exciting from the outside. However, the room was spacious and clean. Everything functioned—TV, shower was excellent, and the bed was very comfortable . The room had everything you need such as outlets by the bedside. The only problem was that the walls are a little thin. We could hear the loud noise of the people in the room next door. However, the staff was very helpful in resolving this issue! The room was a good value for the price.

This property was conveniently located. We were close to a park we were playing a. Baseball tournament in, we went to Riio for a very nice dinner, and to Rockville town square for some quick shopping. The staff was friendly, and the bartender Zia was AWESOME. I didn’t at all appreciate the way a large group seated at the bar was spoken to by the night manager- she scolded a group of adults quietly sitting and talking, to announce that the lobby was closing and they needed to move along. This was at 10:15 as I was checking in. I actually had to return to the desk to ask for blankets and pillows to be sent up for our pullout bed, and she was hollering across me & across the lobby, to both other staff and guests. It was rude, and very unprofessional. When I asked for the pillows and blankets, I was told they would be brought up. I went to my car, got a bag, and when I got back to my room, the pillows were thrown on the bed and the blanket was just tossed on the bed. I hadn’t given permission for her to just walk in my room, and I was not pleased to see the careless way the things were just tossed in. They could have been left at the door, or at the front desk. Again, unprofessional. The rest of the staff was lovely however, and I enjoyed our stay.

I booked with expedia and paid in advance. The Marriott customer service manager insisted that although I had paid and my card was on file, I needed to pay again. She called the police and had me physically removed from my bed in my pajamas when I was asleep on Christmas day and a few days afterward. Merry Christmas cheer to all Marriott customer service reps. It was unbelievable. Then I asked for a refund and was refused. I will never stay in a Marriott hotel again. Be aware that customers have choices.

Very nice property and location for our conference at NIST-IBBR. Friendly staff and super easy parking. Some good restaurants nearby. Nice scenic walking trails about 0.7 miles away.

I did not appreciate that there was no coffee/tea, just water available in the lobby!! Really, this is important after a long day of travel or flight.If we wanted anything we had to buy it at the counter/ bar. No breakfast, no comfort drinks of coffee/tea as I stated earlier. Lower level hotels seem more appealing after this experience. What is having a pot of coffee available, cost?! Not having it cost you a lot.

Friendly staff. Toilet was not working properly, even after we told the staff. Shower pressure, temperature, and control were excellent. Bed was firm and comfortable. Bistro bar had a decent selection of breakfast food. Hotel is very convenient to I-270, restaurants, and office buildings.

Property is clean and nice, staff very helpful and nice. My bigggg complain is about the included breakfast, it is not buffet, have to order from a set menu, items are good and tasty, the problem is to wait a least 15 minutes for one person to get the order, go to the kitchen and prepare the order, it takes too long and very inconvenient. Then at checkout the breakfast bill is added to the total bill which has to be dedicated. No need for all of these fuss, get more people to serve and make the stay more pleasurable.
