The owner was gracious and helpful. The room was tastefully decorated with everything needed for a comfortable stay. Breakfast was made to order and delicious. Building and room security was well thought out and appropriately addressed. The atmosphere was welcoming.

Our room was upstairs on the 2nd floor. My mom is 90 there was no elevator for her. That was brutal. There was something being built near parking area which looked unfinished. We had a balcony view which looked onto the parking area. There’s a hospital across the street and during the night we heard very loud helicopter noise overhead. I had requested no dairy for breakfast and my omelette had cheese in it. My sisters room was on the first floor which was next to the breakfast/eating area. She heard all the conversations that morning which started very early , including the fish tank motor running every so often.

Hi, We stayed at this B&B for UMass graduation and the proprietor was well aware as they had grad signs everywhere in the lobby area. However breakfast was served between 8:30-9:30am, when graduation was at 9am. When we asked if possible to get it served earlier, we were told no 'we do not have to go'. Never received this response at a B&B before, especially when there is an early event they are well aware of. That combined with never seeing the proprietor the whole time we were there, felt more like we were staying at a chain motel than a bed and breakfast. Sharing with others in case you find yourself in a similar situation with a tight morning window at UMass.
