So clean it squeeks. Smells fresh. Breakfast great. Great place for families especially with children. Outside so pretty with little cabanas overlooking the lake. Reasonable rates but need to ADD resort fees for room rates per night not at total. A little diceiving. Over all, 5 stars. 5 miles from Disney and walking distance to a bunch of restaurants. We go to the parks 4 times a year and go there every time. Children's room, computer area, laundry.

I was very pleased with everything from the staff friendliness to the beautiful location and amenities. Especially loved the area by the lake, including the best hammock experience I’ve ever enjoyed.

The only issue i had is that the entrance is not clearly labeled. Trying to figure out how to access the property was a pain. Its a gated hotel, which is nice, but nothing says pull up to the gate and press the red button.

The pool was disgusting. Didn’t feel like they used chlorine. Every time we tried to call the front desk they’d never answer. We tried talking in person but they told us to call them instead. Very weak experience over all. Cleaning was okay.

The hotel is very strange if you look at the lobby is one hotel ,then you walk to your room and is not that great!rooms are spacious and clean even though they don't come daily to clean it!!! There is no service at all in the hotel other than swimpool and a breakfast buffet that is ope from 7 to 9.if you are on vacations as we were, you going to miss it!!! Location is not bad and the surrounding are good. The best part is one single elevator for 5 floors.If you come with luggage you do it your slf.In summary you can call this hotel "the do it your self hotel".Not my type of hotel....sorry never again.

They don’t have housekeeping services every day. But every 3 days which means we had it dirty bad sheet and bath tower for straight 3 days to use. And room has cockroach. Other than that everything else is fine.

The property has obviously been renovated, with new rooms, dining facility, and lobby. Hence my excitement to book… well so I thought. The Exterior, looks the same with no real visual improvements. From the lobby to the dining facility, everything looks clean and welcoming. The staff were nice and checkin was easy. Everything changed once I entered the room. The bathroom had clearly been renovated, but in the cheapest way possible. The door was heavy and all beat up, with paint slathered all of the rusty hinges. The shower seemed cleaned, until we saw the moldy shower head. The vanity was nice, but the large light up mirror didn’t even work. There were just wires hanging out from the bottom like someone forgot to wire it in. So we were stuck with the overhead light, with a loud and clunky fan. Then we noticing the ceiling, which has massive cracks that were painted over and attempted to be smothered in stucco. I mean, the whole room felt run down. There was like old glue on the wall from a previous fixture they obviously just painted over. The furniture and beds were modern and were clean! Which was nice. Unfortunately, one of the cabinet doors didn’t even open, the whole room just seems like a cheap flip. Our final straw was the beds. We had 2 queens, and after pulling back the sheets there was long black hairs. So we checked the other, and there was more! I was mortified, ended up having to switch my sheets and make my own bed. I’ll never go back…

I felt like a prisoner, could not get off of the property unless in a vehicle. Rooms were not very clean, only had cleaning service every 3rd day. One washcloth in the room for 2 people. Very noisy day and night. Beds were hard.

Every area of the hotel was very hot. Our room would not cool down, even with the AC low and the curtains drawn. The AC unit made a miserable whining noise all night long, every night. It was so loud in our room, and you could hear every single noise from the hallway. Don’t get a room by an outside door, because you will hear it banging all night as people come and go. The showers are poorly caulked and cleaned, you can clearly see mold in the corners. The rating for this place on Expedia is highly concerning, not sure if hotels are able to buy their rating because there is no way the reviews are accurate.

Breakfast was very nice however I was a little sad that the meat choice was only pork. Everything else was superb. The cleanliness of the hotel was exceptional 10/10. Pool was nice, the property was beautifully decorated and the amenities were awesome. The staff although friendly was not knowledgeable about the establishment, I asked for adjoining rooms for my group and was assured we were, only to find out we were not in adjoining rooms. The staff went by a list and not knowledge of the actual facility, we would stay again. This hotel was definitely a 10/10.

The staff was very welcoming and nice and the property was nice and well kept inside the rooms. I’m not sure if it was the carpet but the hallways smelled old and humid but the rooms seemed to be well kept and clean. My biggest complaint is the noise. Sound travels so much, you can hear everything inside the bathrooms and from the rooms next to you. The tv, conversations, people coughing, and snoring. You can hear people closing the doors like if it was you closing the door. Everything was loud and it didn’t even seem like the walls existed. Although the rooms were nice and the staff was spectacular, I would not stay here again for the simple fact that it did not feel relaxing and the noise was a really big inconvenience.

OK to start bed comfort was really bad. Bed was extremely springy and loud. The pillows were hard. The mattress was super old. The sheets were decent all in all did not get one good nights rest of the seven days we stayed at the hotel. Now for the food options Very limited. The same thing was served every day dry eggs, old hashbrowns, and randomly thrown in boiled vegetables. The coffee machine put out watery runny coffee. The toast was hard. The yogurt was very cheap and they only had one cereal option, which was some kind of generic Cheerios. The waffle line was atrocious. The machines constantly went out of order and people would bunker down and make 10 waffles at a time so it was impossible to enjoy a waffle with your breakfast. The room where food was distributed was a madhouse nowhere to sit and people look confused not knowing where to go. Nothing was clearly marked utensils were constantly running out all in all a terrible experience.

Beautiful hotel! Only complaint is the noise in the hallways. Other than that, great service especially the front desk. Rooms are nice and there’s many things to do in the hotel like the pool, kids game room, and the continental breakfast was the best!

The hotel was good in terms of room size, convenience to attractions, and safety. The amenities in the room could be definitely improved, e.g., the shower was a trickle (perhaps trying to save water) and it took a good 20 min to shower fully. The breakfast area was very well maintained, served good options within continental type, and was staff by happy servers, which was very welcome. The entrance/exit to hotel is clumsy and funny (gates and ring bell mode) with the need to request permission to exit even for a casual walk! Enjoyed our stay overall.

The hotel was ok. We booked a last minute weekend trip and the hotel had a low price. Our room was clean, but there was no daily maid service. The bed was comfortable, but the mattresses were smaller than the bed frames, which stuck out about 6 inches all the way around. Only one mirror, which was in the bathroom, made it a little more difficult for multiple people to get ready. Staff was pleasant and polite but I disliked the check in process. Breakfast ends at 9:30, which is too early for my family. The pool area was nice- clean, nice lounge chairs, relaxing music. Bottom line- I do not plan to stay here again. There are lots of other options, for not much more money, that are nicer in the area.

Was only there for one night but from the moment I arrived at 12:30p I asked for kicks and giggles if I can check in earlier and I'd pay the difference. A room was made available to me within minutes. It was an upcharge of $15 but given the exhaustion I had I did not mind. Room was spacious clean and the bed was huge. Bathroom was spa like looking and very clean. I will definitely be repeating the stays!!

Main thing that was upsetting to me is the air conditioning in my room did not cool properly. As I stated earlier in my first survey in checking in. The AC in my room did not cool the maintenance man came and looked at the air conditioning said it was properly Cooling I turned it all way down to 60° and it's still did not cool the room. Again the air conditioning in the hotel needs to be checked on a regular basis because it wants the maintenance man removed the cover from the air conditioning it was covered and dust over the coils which also calls it not to cool properly. This is my first and my last day at that property whenever I have to visit Kissimmee Florida.

This hotel is not reliable. First, after my reservation, I was sent a message that $34 would be added to my stay. When I arrived, they told me that this amount was for each day of stay, so I paid $102 more after paying about $170 on Expedia for 3 days. This is the first thing. Second, my last day at the hotel, I asked the receptionist to change the towels. Before I arrived at my room, I met the worker who changed the towels. When I entered the room and started preparing the bags, my wife was surprised that her perfume bottle and sunglasses were not there, and they were on the table with the TV on it. I went to the reception and informed them of what happened. He said he would inform the manager and he would contact you. Until now, I have not received any call. I tried to contact them, and they told me they would call me, but no one contacted me. They left me on the phone until I closed it. This is not a safe place.

Had the worst experience staying here i stayed for 5 days & 6 nights. I had 2 rooms reserved room 516 & 518 both rooms were terribly hot all my guests felt it was hot. I had complained & they had maintenance came to check it & told me thats what the temperature was supposed to be which was a lie had another come check & when he turned it on we didnt hear the fan going on he continued to say it works just frustrated us more . Lets just i was sweating in my sleep & when i was taking a shower with cold water when i stepped out i was already starting to sweat. I told them i wanted a different room & was finally able to change rooms after the 2nd stay. Once i was moved to my 2nd rooms i definitely felt a difference in the coldness of the 2 new rooms. Breakfast was a hit and miss tbh. They had the lights go out during breakfast 2x which was really weird to me but ig i cant really complain about that. Location is great cause its close to Disney. Customer service was terrible both ladies with glasses in the front office had horrible customer service the other lady in the front was great and tried to help me as much as she could (she would also serve food during breakfast). How do they not know how their washing machines work one lady told me it takes only cash so i cashed out changed just to be told that the machine only takes card. There was another lady in a different room who was complaining about customer service but im not gonna get into that. Wont EVER come back here.

1) Upon Check-In, we asked if we could have a Lake-View Room & we were told "Yes". Our Room has a Parking Lot View. 2) The "Deadbolt" on our Room Door wouldn't lock. We reported this to BOTH our Room Service Attendant AND the Front Desk. NEVER was repaired?! 3) When you Turned on the TV, it Defaulted to HDMI. Each time of Power Up, we would have to go to "Source", Re-select "TV" to watch. Reported to the Front Desk, NEVER fixed?! 4) Our Guestroom #512 was Clean, 'BUT' appeared worn out, in need of a refresh, OR even Paint, Maintenance, Bathroom Doorstop etc. 5) The "Coffee" from the "Breakfast Room Dispensers" has a VERY strong "Sulfur" flavor?! We're Floridians & are aware of the Sulfur & Chlorine flavor in our Drinking Water..."BUT"...wouldn't it be prudent to Install an Inexpensive Water Filter on your Coffee Dispensers? 6) Upon Arrival as we were walking to the Front Desk for Check-In, we were "Accosted" by a "Pitch Woman", something about a Free Park Ticket or $100? Really? 7) You really need to rethink the Security Gate Ingress/Egress: a. Instead of the Driver of a Vehicle to needing to Get Out of their Vehicle to Press a Button, why not have a Sensor which does the same action, so they can simply Roll Down their Window & Speak? b. Pedestrians can't get through the Security Gates unless a Vehicle Trips the Sensor? c.Install Push Button? 8) Your Property does have some "Positive Attributes": a. Security Fencing & Motorized Gates fully surrounding the property.

No disclosure of daily resort fee, prior to booking. On top of Expedia’s resort fee. Over $300, in fees. Couldn’t reach the front desk, at all. Broken coffee machine, in room. Breakfast was very nice however I was a little sad that the meat choice was only pork. Everything else was superb. The cleanliness of the hotel was exceptional 10/10. Pool was nice, the property was beautifully decorated and the amenities were awesome. The staff although friendly was not knowledgeable about the establishment, I asked for adjoining rooms for my group and was assured we were, only to find out we were not in adjoining rooms. The staff went by a list and not knowledge of the actual facility, we would stay again. This hotel was definitely a 10/10.
Breakfast was very nice however I was a little sad that the meat choice was only pork. Everything else was superb. The cleanliness of the hotel was exceptional 10/10. Pool was nice, the property was beautifully decorated and the amenities were awesome. The staff although friendly was not knowledgeable about the establishment, I asked for adjoining rooms for my group and was assured we were, only to find out we were not in adjoining rooms. The staff went by a list and not knowledge of the actual facility, we would stay again. This hotel was definitely a 10/10.

Pretty much you get what you pay for! The free breakfast is a big no! We had to go get our own breakfast bc idk what that was. The meat tasted uncooked, the electricity went on and off, couldn’t make waffles, and if you want to make waffles you have to ask for batter to be given to you. Plus they don’t speak English only Spanish and they couldn’t understand me even when I told them I DO NOT SPEAK SPANISH AND DO NOT UNDERSTAND YOU!!! Front desk ladies were ok, but one ended up working in the breakfast area and when my husband wanted to ask her something she just ignored him and went to talk to her Spanish people. Plus they serve you breakfast you don’t get to take it yourself as much as you’d like. Hotel is pretty old, walls are thin, a lot of noise at night from people staying there. Like they don’t care. Beds are old as well, your back might end up hurting the next day. The ac is even too cold or too hot like there is no middle. It’s been 3 weeks and still waiting on our refundable deposit to be returned that was supposed to be back on our card 3-5 days after or as they say when asked the next day!

Reasonable rates but need to ADD resort fees for room rates per night not at total. A little diceiving. Over all, 5 stars. 5 miles from Disney and walking distance to a bunch of restaurants. We go to the parks 4 times a year and go there every time. Children's room, computer area, laundry.

We were a little concerned with the area as we checked in after a day at Universal and it was dark. The property is gated, which is interesting and it's definitely not much to look at from the outside. But reception was very kind and professional at check in, the lobby was lovely and the rooms were suitable and comfortable. I probably wouldn't have wanted to stay for an extended time due to lack of amenities but it's affordable and the service is great. I loved the Christian atmosphere and art along the walls. The breakfast room is beautiful but crazy busy. Personally, the food wasn't super appealing to me but I typically avoid wheat and dairy so there isn't much otherwise. The location is close to parks, we didn't use the pool but looked like a nice area along with a playground. I would stay again for sure!

I had a pleasant stay at the Palazzo Lakeside Hotel. The location is very good, close to the theme parks and with beautiful views of the lake, which makes it a practical place for those who visit the area. Some of the doors were locked and didnt have a card key spot to open them when they had signs. The breakfasts were good, very over crowded, even early at 7am. Wish they had more drink optioms because the juices were all watered down. Sum really hit hard thru windows in breakfast area. Staff was nice tho. We would definitely come back too.

The hotel was ok. We booked a last minute weekend trip and the hotel had a low price. Our room was clean, but there was no daily maid service. The bed was comfortable, but the mattresses were smaller than the bed frames, which stuck out about 6 inches all the way around. Only one mirror, which was in the bathroom, made it a little more difficult for multiple people to get ready. Staff was pleasant and polite but I disliked the check in process. Breakfast ends at 9:30, which is too early for my family. The pool area was nice- clean, nice lounge chairs, relaxing music. Bottom line- I do not plan to stay here again. There are lots of other options, for not much more money, that are nicer in the area.

Pretty much you get what you pay for! The free breakfast is a big no! We had to go get our own breakfast bc idk what that was. The meat tasted uncooked, the electricity went on and off, couldn’t make waffles, and if you want to make waffles you have to ask for batter to be given to you. Plus they don’t speak English only Spanish and they couldn’t understand me even when I told them I DO NOT SPEAK SPANISH AND DO NOT UNDERSTAND YOU!!! Front desk ladies were ok, but one ended up working in the breakfast area and when my husband wanted to ask her something she just ignored him and went to talk to her Spanish people. Excellent property to stay with many amenities, great rooms and comfortable beds and sofa, to relax and enjoy a great getaway . Also theater by the pool and you can relax at the cabans available. I have stayed here many times in the past and do go anywhere else. I Feel at my as my 2nd home here. The Front Desk Staff are all Excellent,great service, and helpfull all the time.

This hotel is amazing great location, Staff and Front desk are top of it class, I feel like Royal when at this property lots to do . Nice rooms, Beautiful views from the pool to the cabanas . Gym, laundry, meeting room for conferences, computer to use. You hav hammocks as well to relax. Breakfest included with your stay. I call it my 2nd home here. Thank for treating me like family. I will continue to stay here when I need a getaway fom home.
