Rooms are comfortable but some are small or basic, and several guests noted thin walls, street noise, or issues with TVs and outlets. On-site parking is appreciated, though the driveway can be tight and occasionally tricky in snow. Expect a budget-friendly base with personable hosts and a solid breakfast.

Very nice room. Enjoyed the private bath. Breakfast was delicious but it’s a shame it’s only Available for an hour. Also the reservation comes with a parking spot but it’s not much of a parking spot. Very tight driveway, especially for larger vehicles.

The place was tidy and quaint and the staff friendly and attentive. The breakfast was also very good. My only complaint was that the parking lot hadn't been shoveled after the recent snow.

Very private accomodation in a convenient location with parking. Lots of restaurants in the area and not too far from the falls. The owners were very nice and we enjoyed the breakfast, although the breakfast options were very limited it tasted good. The room was clean and had everything we needed, it was just very loud and bright at night from the street next to the house.

It has very thin walls and ceiling and you could hear EVERYTHING. You could hear when people walked upstairs above you, when people came in and out of the house, and everything going on in the kitchen. The TV in our room (101) didn't work. We reported it to the owner and he told us to let the lady that cooks breakfast know. They brought another remote in to check it and that didn't work either and that was the last of them trying to fix it. We never did get it working. The parking is VERY, VERY tight and hard to maneuver. The location is good. It's about a 20 minute walk to the falls which was nice but it is located on a busy street. It's close to restaurants as well.

This B&B is in a great location. Staff were friendly and helpful. The house and our room were clean. We stayed in room 101 on the main floor. We were attending a wedding and just needed a place to sleep. It is a basic room with not many amenities but that's all we needed. The bed was comfortable and we felt safe. It was much cheaper than other options nearby. If you are visiting the falls and just looking for a nice, clean place to sleep that is close to everything - this is the place for you.

Anna's B&B was a great place for our two-day visit to Niagara Falls. Check in was a breeze, done over the phone. The whole place was immaculate and our bed was very comfortable. The bathroom and shower were spotless. Breakfast was served from 8:30 to 9:30 each morning and was healthy and delicious. Rosanna, the cook, and her husband treated my wife and me like royalty. It is about a 10 minute walk along Dunn Street to the Niagara Falls viewpoints. When we arrived we were greeted with yellow construction tape because one of the two sidewalkd to the front door had just been poured with new concrete - the tape had been removed by our second day at Anna's. All in all, a great stay.

Big old house seemed to be recently renovated. Our room - # 201 - was very spacious and very clean. Room enough for another single or double bed if travelling with small ones. Breakfast - bacon, sausage, egg, and toast - was fairly well done. Coffee could have been stronger. OJ was decent. Cereal, jams also available. Breakfast room is spacious and clean. The property is about 1.7 km walk from OLG stage and Fallsview Casino. About a 3 minute walk down Dunn to Kasbah greek restaurant where we enjoyed 4-course dinner (1) and lamb burger (1) served by friendly staff.

Adorable little b&b. Clean. Quiet. We had the superior room with the sitting area. Nice size. Bathroom had a nice high sided tub for a soak after walking all day. Instructions with door codes were clear and came way before arrive. No issues. Owner was friendly at breakfast and the food was good. I would recommend and return

The rooms are small but efficient, with everything we needed. The breakfast was good, very filling, and we were given choices as to what we wanted. This was not a luxury b and b but for the price it was everything we needed plus. We both slept very well. The location is close to everywhere we wanted to go in Niagara Falls.

Lovely overnight stay. We had the Comfort Room (204). It was nice but could have used more outlets. No place to plug in your phone charger by the bed. Maybe just a power strip or extension cord would solve that. Breakfast was very good and check in and out was easy.

The host was amazing, cooking us breakfast each morning and cleaning our room when we requested. The house is very well kept and clean. The only drawback is that the bed we slept on was very stiff, and so I had a hard time sleeping. But I would definitely consider this place again for our next visit to Niagara

Good. The lady who serves is lovely. The house is somewhat remote, but in a quiet residential area. The breakfast and service are magnificent. I have one complaint: they don't provide check-in information. The system wouldn't let me write to the property; I had to speak to Expedia, spending 30 minutes, and even then they couldn't contact the property. How easy it is to send the information ahead of time and not have guests worried! They also didn't say if we could leave our bags early, as it's very tedious to visit the Falls with them; in the end, they were able to. Summary: Please provide more information with more time.

This is a lovely place within walking distance of the Niagara Falls tourism district, at least during the warmer months of the year. In the cold of winter, it's probably too far. Still, it's only a five-minute drive, if that. The house is clean and organized, and our bedroom/bathroom was a decent size with a comfortable bed. The highlight was the home-cooked breakfast the following morning. The only drawback was the potential of getting stuck in the snow when pulling in and out of the driveway. We stayed on a snowy evening... but the driveway was all cleared out by the time we left the next morning. I would recommend this place to anyone who asks.

The location was away from the bustling crowd of Niagara and very quiet. It was only a ten to 15 minute walk to the casino and other amenities. We came the see IlDevio at the OLG Stage. It was a fantastic concert,

It is close by the Niagra Falls. It takes about seventeen minutes of walk along Dunn Street to the Falls area.

I enjoyed my stay at Anna's. Very comfortable, quiet and breakfast was great. Best is it's away from the hustle and bustle of the falls but only a 15 minute walk there. Transit is outside the door and gets you anywhere you want to go.

Love this place. My go-to place to stay in the Falls. Nicely away from the hustle and bustle of the Falls but just a 15 minute walk to it.

Great place to be able to visit Niagara Falls at a much more affordable price than the standard hotels in the area. Only complaint with this stay was that the location was a little bit farther from falls so there was some walking every day to get to where the bus could pick us up. Totally worth it though.

Check-in was easy. The rooms were very nice parking. Was free and on-site and within a 20 minute walk of Lundy's lane. Wood 10 out of 10 recommend.

Entry code was not available at the time of check in (4 pm). We tried to reach owner and no answer (voice mail). Finally reach her by a neighbor and owner showed up at 4:30 pm. Breakfast was not as expected for a B&B, no fruits, simply eggs, bacon & sausage.

Breakfast was great, plenty of hot fresh food. I would have liked access to coffee at other times, perhaps a keurig machine could be added to the breakfast nook that would allow guests to make a cup whenever they wanted. The room would feel better/bigger with less furniture, for example, mount the TV and get rid of the big stand it's on. But these are suggestions for improvement, not problems -- we had a trouble-free stay!

Breakfast was great, very friendly lady who serves it. Coffee, tea, hot chocolate, juice, toast, eggs, sausage, bacon and all the condiments needed. Butter, name brand jams, peanut butter….

The room was clean and the staff took care of our requests for additional towels as we were there for 3 nights. Breakfast was good. It’s other guests that need to be more considerate of others. Parking was a little tight. Outside property could use a little TLC.

Owners gave our reservation to someone else because there was event going on and they were able to get more $$$. Worst part was they didn't even notify Hotels.com/Expedia so we could make another reservation some where else. We just found out when showed up and they wouldn't even open up the door to speak with us or answer the phone. Just sent a text telling us to leave.
