You cannot really beat the location and access to the beach. If you’re lucky enough to get a first floor room, you can walk out your back door to the beach! There are picnic tables out back, and inside you’ll find a refrigerator, microwave, and table & chairs. While the rooms are somewhat dated, they are clean and the updates that have been done are the most important. Add to this a comfortable mattress and friendly service, it can’t be beat.

I loved the location. We showed up late and the property contacted me back quickly and was very kind and gave us great instructions on how to get into our room late after hours. I appreciate that. The room was spacious. The ocean view was great. Online it shows it has a pool and hot tub, but then says it doesn’t so maybe that should be more clear. The cleanliness could have been better. I work in hospitality myself. So I double check everything, under the beds weren’t clean, the fridge wasn’t clean and dusting needed to be done but other then that it was great!! We will stay again.

The staff were very nice but the building itself was pretty run down. The carpet was dirty and worn, the walls had small splatters all over, the ceiling had dust motes hanging down like tiny stalactites. The bedcover was worn out and so gross I slept in my clothes on top of the bedding. The room stunk - maybe because of the large garbage can right outside the door in the hallway (odd it was there). Overall a big disappointment. I wouldn’t stay here again if they offered me a room for free. If my kids were with I would have left and not stayed- probably should have done that anyway. The only reason I gave 2 stars was because the staff were nice.

LOVED parking at the front door and walking out the back onto the beautiful beach, able to see Twin Rocks! Wish I could post pictures because words just don'tshow how run down everything was. Very dated room. It was COLD in the room. A horrible carpet, a strip of it with blue edging was a baseboard, it wasn't clean, corners were filthy. Table with 2 chairs, the cushions stained and nasty. The curtain with a plastic to pull it shut was torn and stained. Flat sheet instead of fitted wasn't tucked in. Wanted to take a hot bath to try and get warm but the drain didn't close. To top it all off.... there was a metal kleenex holder on the wall in the bathroom, the top was rusty, as were all hinges.

Walked in and looked like it hadn’t been cleaned or vacuumed. Stains on sofa, burnt grime on stove top, back door leading to beach was not locked. Went to check for bed bugs and pulled the sheets back only to find nasty stains on both sides of the bed. I mean stains that had not been thru the laundry. Disgusting. We had reservations for 2 nights. Could not stay in that room. They gave us a different room for 1 night which was better but not much. No fitted sheets on any beds. They did give us a full refund with the 1 night at no cost since there was nowhere for us to go. They put 0 into maintenance. The place is falling apart. What a shame to have a place in such a great location with no upkeep and falling apart and filthy

2nd floor had an AMAZING view. Dirty towels left in the bathroom from the last guest didnt inspire trust in the cleanliness. Heavy spray used to cover up the smokey smell. The room was very large but the last update was in the late 70's. The staff at check-in was great.

Little attention to detail and old amenities - the carpet and pad felt ancient and sticky. The photos above the beds weren’t centered and weren’t level. Not relaxing. If you don’t look around and just listen to the waves, it’s just fine.

I love the view! It was close to everything we needed. The staff was friendly. It was clean!!! The entrance was convenient and there was an ice maker, which was great for me since I drink a lot of ice water. However, the beds are the spring kind and you feel every single one and the pillows are so low end you can't even tell you have one under your head it's so flat. It's old and you can tell, but it is clean....very important to me, and charming.

I love that it’s right on the beach and every room has an unobstructed beach view. The kitchen was well stocked and the bed was very comfortable. It was very clean. The WiFi connection was poor and I ended up using a personal hotspot. Not adequate for working or streaming programs. Otherwise it was fine. I will stay here again. Good value for the money.

The room itself is a little outdated and one of the bathroom walls has water stains and cracks in it that haven't been repaired properly. Floor squeaks in places. BUT the view of the ocean from the first floor room is beautiful! We can lie in bed and view — and hear — the ocean. Just a short walk from the back door to the beach. There are two chairs on the back porch to view the beach. Picnic tables and benches line the property. Other nice touches: mini frig, microwave, small table and 2 chairs in room. I'd come back in a heartbeat.

Backdoor leads right to the beach which is great. Unfortunately, the hotel is old and needs a serious update. The worst part is neighbor noise from about 5pm to 11:30pm. There isn't much the staff can do about that except maybe make it an adult only hotel.

I wasn't even able to check in to this property, because the woman at the front denied my esa animal. She then proceeded to tell me my dog had to sleep outside in the cold rain and that if the dog was in the room at all i would be getting a $250 charge.

Prepaid night stay not accepted. Credit card not accepted. Not clean. Money refunded, but I am out of pocket. I also lost my 2 nights stay towards my Rewards. I also lost my reward points on my credit card. Refused to provide enough towels. Last stay 1 roll of toilet paper was supposed to last 4 people for 2 days!! This is all unfortunate, because for 10 years we have LOVED this place. This was supposed to be a stress-free getaway for my daughter and granddaughter.

A decent price and good sized room with easy parking. We did not realize the front desk closed at 9pm / the lady working was kind and stayed until 920 to get us checked in. It is important to note : late check ins are no longer allowed and 9 PM is the latest anyone can check in

Sent from my iPhone I was traveling from Astoria to Rockaway because of a family matter, unfortunately I was unaware that the office at the Silver Sands closed at 9PM after receiving a message from the office indicating arrival after 9PM, the office would be closed,no other information relayed on the message.Fortunately, I arrived 15 minutes before the office closed, staff person rude on arrival for the inconvenience, handed me my keys quickly,indicating front/backdoor,no paperwork copy after I showed identification and signed for Rm112 ground floor. The room was old,furniture chipped,no phone,carpet smelled moldy,also unaware guests could see inside the room passing by if curtains were open.The bathroom appeared to have the only new furnishing,tub,commode, floor chipped with paint stains. I spoke to the manager when I left regarding the room,she gave no apologize for the inconvenience/concern I spoke about,simply shrugged her shoulders, said nothing. I will not recommend Silver Sands in Rockaway Beach. I will complain to Expedia handling the reservation and indicating that “very good” on their website is false, not worth the price.

Bed was comfortable. Nice location, right on the beach. While it is posted, office is only open from 9am-9pm, so if you have needs, concerns, questions or comments to relay to staff during non-office hours, your out of luck. Key drop box was not made clear at check-in.

Beach access is the primary draw for this property. The woman at the front desk was unnecessarily rude. While checking in, we asked if there was a restroom and she snapped about not having public restrooms and where to go for the public ones a few blocks away as if we walked in off the street. Then, she snapped at my wife to “turn off your car headlights because they are shining right in her eyes.” Attitude seemed to reflect ‘we have the best beach access so we don’t need to be pleasant or courteous because people will come anyway’.

Our check in and out was great. Super friendly ladies at the desk. The property is an amazing location. The bedding was just two regular sheets so wouldn’t stay on the bed. Parking was a problem but we managed.

The location cannot be beat. We had a back door that literally opened out onto the beach. Very basic place to stay, clean, had a TV, microwave and fridge with a little table and chairs. The bed was a little rough comfort wise. You could walk into the main stretch of local stores/restaraunts. We had an emergency and had to leave a day early around 3am but they had a key drop off box. The lady at the front when we checked in was nice and there was plenty of parking.

This was the perfect place for the kids and I! It was so close to the beach that we could easily go play, come back and clean up then walk right over to lunch or dinner. Close to the pirate park as well. Parking and check-in were easy! A little aged overall but still a great bargain. The beds were so comfortable!

Older and kept up. Nice ocean view. Clean enough. No coffee in lobby, even with a coffee maker there, “coffee only in the summer “. No fitted sheet. Top sheet covering torn mattress cover, by morning sleeping on exposed old mattress.

The main purpose of staying here is the location which is right on the beach. Amazing! The room we had this time had a full size fridge which was very helpful. It is an older building, has a vintage feel to it. We have stayed here multiple times in the past and always enjoyed our stay. It is all about the beach and this is the most affordable place to enjoy that. We used the ice machine that is available which was nice to have. Prompt service when needing towels, etc. Everything works but is older and a bit run down. If you really want to be using the kitchenette bring your own knives, the ones provided are dull and dangerous.

The property is right on Rockaway Beach, which is a very nice feature. It doesn’t have a balcony and that is not an attraction. The rooms were clean. However, you should bring your own coffee and food, etc. because none of that is furnished, and they do not offer breakfast in the lobby. However, restaurants are close and walkable.
