Room was clean and the bed was very comfortable. No elevator to help get your stuff upstairs. We would stay there again.

This place was really great for an affordable price! The staff was super nice and even brought us extra towels while we were at the pool without even asking. My kids loved the pool, and I think it's better than a lot of indoor hotel pools. The location is a quiet and secluded area of Tyler, but easy to reach everything. We will definitely be staying here again when we have baseball games in the area! ❤️

Playing a golf tournament in Tyler, just needed a cheap place for the night since I was solo. Found 12 Oaks on Hotels.com, read the reviews, and figured for $60 why not give it a shot. First impressions are it looks like a converted Motel 6, which initially was a red flag. I have stayed at some terrible cheap Motel 6 like hotels, but i was in the military for 20+ years, so I can handle it, even though it's not preferred. I was met by an Indian man who was very polite, and checked me in in no time. The small lobby area was clean, which eased some of my initial fears. Like most cheap hotels, the rooms open to the parking lot. I was given a 1st floor room and was pleasantly surprised by what I found when I walked in. The room was well lit, with what appeared to be fresh paint and bedding. Even the curtains and fixtures looked new. Bathroom was clean, lights worked and were bright. Bed, while not the most comfortable, was miles better than I expected, with pillows that didnt immediately flatten when you laid on them and a big soft comforter. The toilet was a little liud and ran for a while after flushing, and I didnt shower in the morning before I left so I cant rate the water pressure. Checkout was also quick, with a friendly indian woman helping me early in the morning. Overall, I would give 12 Oaks an 8.5/10 based on the cleanliness and comfort of the room compared to the low price. It' not the Hilton, but it' etter than the La Quinta or Red Roof for the same price.

I was told when I moved to tyler that the “four corners” area is not safe. This motel next to Atwood’s is awesome. Sucks their pool isn’t open yet but this motel is great and affordable.

They have a washer and dryer here whochis awesome especially if you have kids and they pool is super clean and the rooms are awesome and always clean

Nice staff and rooms... pool not open, no bathroom vents and little use of bathroom window which got stuck. Low Low water pressure.

Room was clean & comfortable. Hotel was above average quality for the price range - quite pleasing to find. Staff was kind & accommodating. Parking was safe , secure & well lit.

Older establishment but well cared for. There is a security guard on duty 24 hours/day and premises monitored. Clean and comfortable and very affordable!!

I really liked that I didn't have to pay a $100 security deposit! And the people were very nice. Great pool!

The room wasn’t clean to satisfactory. The pillowcases were dirty and there was hair all over the shower.

This hotel is a gem. Value for the money is excellent. It’s extremely clean, well appointed. Access to rooms is extremely convenient. I would definitely recommend this to my friends. I wish there were more hotels like this one.

The sheets wasn’t clean and floor wasn’t swept. Bathroom was awful. I think I should get a refund.

My only complaint was the room smell like smoke when it was supposed to be a nond smoking room and there wasn’t enough parking spots

First room was so dirty, they had to switch us to another. It was cleaner, but still not really clean.

I found there were not enough wall plugs for my electronics….,0nly one wall switch for above bed and distance made yu get out of bed to turn off. TV selection sucked! No selection schedule was provided. End wall tables to far to reach from bed . And bed height, needed step ladder to get on off bed.

The bed in room 119 was super squeaky. All night long you couldn't turn over, reposition or wiggle a toe workout the bed squeaky enough to wake you up. Otherwise, perfect as always.

Clean very affordable we just did a one night stay friendly staff the only thing the bed was very uncomfortable had mattress and pillows where small.

A very sleek and modern room. And very very clean. The King bed was as comfortable as Ive ever slept on! The staff is very professional and welcoming.

The bed is difficult for older people to get into due to height

Small, non-chain hotel that offers large, clean rooms with all the amenities (in room fridge/microwave, laundry area, wifi, etc) at very competitive rates.

This place wasn’t terrible, you can tell this is an older hotel with cheap upgrades. The cleaning staff seem to be a little lazy on the cleaning. There was fluid drips on the wall and the baseboards were quite dirty. You get what you pay for.

Good easy check in and out. Room clean. Served the purpose I needed. This is the second time I have stayed at this property and there will be more.

Front desk person was exceedingly polite, friendly and efficient. I travel to Tyler frequently and hands down this is the best property I could have imagined finding!

This was probably one of the few places I’ve stayed at with the nicest staff. The receptionist was very sweet and the room was comfortable and clean. I will be staying here again.

From the moment i walked in the guy at the front desk was awesome. He was vey polite and helpful. Room was great cold a.c great layout and everything was up to date. Bed was very comfortable and it was very quite. Will definitely stay again.

I could not even stay in this property, I felt incredibly unsafe. When reaching out to both Expedia and the property directly, I was told I was out of luck and would not be granted a refund. I will by filing directly with my bank. DO NOT STAY HERE. THIS IS NOT A HOTEL. IT IS A MOTEL IN A SKETCHY AREA OF TOWN.

Comfortable and convenient location to the airport

The rooms are much nicer than you would expect by looking at the location. Still made sure to bolt and bar the door.

It's OK - you get what you pay for. The neighborhood ain't great, it's a tad noisy, and bathroom needs updating, but the guy at the desk was nice and he kept the pool open an extra half hour so we could cool off at the end of a long day.

The property was great for the time we needed it. Quiet location, yet close to dining option locations.

We stay here often because the property and staff are excellent. Its not in the best part of Tyler but its not in the worst. We will continue to stay here.

Basic hotel with no amenities like breakfast. Room was clean but a panel under the sink had fallen away from the wall exposing the inside of the wall. Good value.

Very comfortable bed and pillows! Seemed very clean and updated. Really liked the new laminate floor, too. Easy to operate tv and remote. I was disappointed there wasn’t coffee and at least a continental breakfast in the lobby, but at the low price with great renovations, it was understandable. There was a little coffee maker in the room, though.

The room itself is good for the price, bed is very comfy. It was mostly clean, the floor just needed to be swept. Night worker was super friendly. However, i picked this hotel over others because the website (the 12 oaks hotel website) says breakfast is served every morning. It is not. So i can't recommend it for that false advertising.
