The hotel was dirty. There were no extra blankets or pillows or towels- it was a holiday week so apparently they weren't doing laundry, days with of used linens were in bags in the parking lot. The pipes made a loud banging noise when people in other rooms were using them. There was no hot tub, the photos show a hot tub, but they don't heat it. They call it a kiddie pool instead. We did like free parking and the quick walk to knotts.

They require a $100 cash deposit that i was not told about. They have no breakfast anything at all. The rooms have a roku tv which is great if you have any streaming accounts to use on it. 2 unheated pools and no hot tub seems a little strange to me. And the guy at the front counter had a bad attitude.

Huge space under door, had to block it with a towel. Got really noisy. Pool was not clean. Extremely convenient to Knotts so it satisfied our needs. Bed was ok.

Check in was fast and easy. Room was clean, parking was full but was able to secure a spot in front of my room. Other guest were a bit loud outside in the parking lot past 11pm but was able to sleep fine

I just think this hotel could be okay with extra attention to cleaning and pest control. There were still crackers and crumbs on the floor when we checked in. My kids were walking bare footed in the room and just walking on the floors made their feet black on the bottom. I did smash one cockroach in the sink area

Where to start? This place is disgusting. At check in, they demanded a cash only deposit, insisting its in the terms on the website (it’s not). The room reeked of cigarette smoke, the carpet was torn and stained, and there was red staining on the ceiling- I hope it’s not blood!The furniture and fixtures were broken. I checked the chair they used for a nightstand but there was no phone. No answer when I called the desk, even though the guy was standing there. I got a new room, it had slightly better smell. But tons of mildew in the bathroom and it looks like the toilet seat was used as a cutting board. By now we were late for dinner and Knotts. We got back at 2am to find the sheets were dirty. Actual dirt in the bed. And stained sheets. Then we found a roach. When my son moved a chair to plug in his phone, there was dog poop on the carpet near the corner. Absolutely disgusting. We never unpacked. We grabbed our bags and left. I woke up the clerk to get my deposit back and told him all about the problems. He didn’t care and said it wasn’t his fault. Avoid this place.

The floors where dirty made your feet black when walked on. No hand towels or wash clothes in rooms. No ice machine at motel. They make you pay a $100.oo CASH DEPOSIT wirh check in. ROACHES IN ROOMS .

Room had cockroches

The room was dirty, there were people smoking crack at the end of the parking lot, underwear hanging from the fence around the pool. There were DIRTY HAND PRINTS on the ceiling of the room! Stuff smeared all over the toilet. The shower looked like no one had cleaned it in months. Just horrible. We checked in then immediately checked out. We did not stay here.

The room was disgusting!! Roaches everywhere! Mouse poo! It smelled bad! Smell Cigarette smoke. The whole room smell like cleaners that irritate my sinus!

This was the most disgusting hotel I have ever been in. The first room we were in was rank with urine smell, everything was stained, including the lamp shades, it was just so bad. The second room we were in was just barely better, but it was better and where we spent the stay. The rooms are covered in stains, mold, dust and dirt; they smell like smoke and piss. Most of the other people we saw were actually residents and seemed to be down on their luck, using drugs, or just loud. The mattresses were stained and didnt have sheets that fit properly, and they didn’t gove new sheets at turnover, they just remade the bed. This is somewhere that should not be in business and I am in shock that it is. I would not recommend it to anyone, ever!

Lots of options, but this one looked and described as needed. Parking was scary since didn’t ask for car information. Room was supposed to be non-smoking, but the stench of cigarettes was overwhelming. Beds had burns and stains. Also sheets were dirty on one bed. There were no towels for use and the restroom was substandard on the cleaning quality.

Fridge in room didn't close. Door didnt lock when closed. Drawers in bathroom and dressers were missing.

You get what you pay for. We survived and it was quiet. Issues that bring down the stars: 1. Not enough parking. We checked in at 4pm and there was almost no parking, but we had no choice but to leave due to prior plans. When we got back at 1 am there was zero parking. Several cars, including us, had to park illegally or we would've had to park somewhere else. 2. Like many others have stated the AC's are crap. It was cool outside so our AC turned off with in minutes of being turned on. It's not a safe enough to open doors to help cool the room down. The fan will run, if that's what you set, but it's only circulating room temperature air. Our room was very warm all night. 3. Cash only deposit means actual cash only. Not card. Don't worry you can pay a fee at their ATM to get the cash out. 4. Like many mentioned, and although it wasn't a big deal for us it could be for some, the remote to the TV in our room didn't work. The light on the top lights up when you press the power button but it doesn't turn the TV on. You can see the TV has power as it's got a light on, but again the remote doesn't work. We only tried it because of how many stated theirs didn't work ... All I could do was laugh. The reviews warned us about this (and the AC to be honest.) We didn't bring it up to staff as it was middle of the night and didn't want to disturb them. Positives: Easy walking distance to Knott's Quiet Check in person was fairly friendly, nothing against him.

The heater did not heat but the AC to cool did…. One night stay only. There was a musty smell in the bathroom area so I left the bathroom fan on which also covered sounds as the walls are thin

Horrible! Provided only 3 stained bath towels. No bath mat, hand towels or wash cloths. No ice bucket. One inch gap under the door ensured we heard every step taken down the walkway. Beds were lopsided, broken down and the room smelled horrible. Worst of all they demanded a cash deposit of $100 that was not shown on the site. It did mention it in the confirmation email but I had already prepaid - on the last day it was possible to be refunded - and I didn't catch it. Walked away knowing I'd lose the fee for the second night. Was given my deposit back and the desk clerk seemed surprised I would not stay and preferred to lose the payment for the 2nd night. Lesson learned.

They provide no blankets. Just a sheet and a coverlet, which is very thin. Also, the ice machine is broken, permanently. Terrible Wifi, as well. But the beds are really comfortable and the price is great.

These rooms need some TLC (I have stayed here before). A coat of paint, some spackle, etc, would do wonders. Also, I had no control of my TV as they do not provide a remote that matches it. At first, the remote had to be programmed, then that failed. They finally did get me a remote that could change channels, but nothing more, not even volume level or power on\off.

No hair dryer nor iron available in room. Noises from other rooms heard across the walls.

PROS: check-in and check-out was seamless! we walked to Knotts berry farm, super close! we LOVED having the fridge in the room and a microwave, very helpful! Ice maker was convenient as well! (on site) CONS: bathroom door area was filthy. the floors left our feet and socks black so we started wearing shoes in the room - pretty gross! and the mattress was hard as a board! we didnt sleep for 2 days and woke with horrific pain. We were actually going to stay an extra night but because of the body pain from the mattress, we checked out. OVERALL: We would stay again. The location is amazing and convenient, lots of food and shopping close by, and it saved us not having to pay for parking when going to the theme park. Next time, we will take a matteress foam cover for the bed to make it more comfy.

Lobby staff went above and beyond. Fast checkout, knowledgeable, and held luggage before and after checkout so my family could visit the park. The rooms were great for the price. They could probably charge more per night if they maintained the rooms better. Our room was missing a toilet paper roll bar and the wiring would not allow the light and fan to turn off after a shower. The walls had residue on them. The beds were comfortable and we did receive clean towels and linens daily. Overall, incredible value and great lobby staff!

Checked in around 11pm and the attendant was rude. Expedia says the hotel "may require a cash deposit," so I had a little cash. Upon arrival, I was informed they REQUIRE a cash deposit that was more than half my stay cost. I tried to show the gentleman what expedia has on their website, but he wouldn't look. He then tried to negotiate money with me, and stated they require the deposit because "some people don't pay for their rooms" despite having charged my card for the full cost of my stay, and the charge went through. Eventually, he took the cash I had on me and gave me my key. This hotel has a "no visitors" policy, which is unfortunate considering I was staying in the area intending to see friends; he said nobody was allowed to visit me. My room was disgusting. Thick layers of dust everywhere. Sheets were stained. There were what appeared to be food particles on the wall. Microwave had old food on the front. Fridge was completely frosted over. Shower pressure was so intense that both times I showered, water sprayed outside of the curtain and all over the floor. There was no soap or hand towels for the bathroom, only body towels for the shower, and those were very small, more like child sized. The floor had not been swept or mopped. I put socks on after my shower, and just from going from the bathroom back to the main room, my feet were covered in dirt, and there was a large spot in the bathroom that appeared to be blood. I would not recommend staying here.

I had to leave work early and the guy at the counter did not answer for over 35 minutes, i almost left without my cash deposit. It was a $100 so i definitely didnt want to leave without it. It made me really late for work ive stayed here in the past and usually dont have anything bad to say but this time was so different maybe theyre not used to being so busy as it was. Dont get me wrong i still love the convenience of this hotel but hopefully yall can please clean the rooms a little more and have someone available for check out. Other than that i will be back

It was very unpleasant day from the beginning they asked for cash for a deposit we had to go look for an ATM and it’s a very busy area. It’s a lot of traffic took almost an hour almost late for our event when we came back from our event to go into our room. There was so many disturbing situations everywhere. Also, there was somebody banging at the door at 3 AM. tried calling the office. Nobody answered, went to the office. There was a sign that said it was closed very unhappy and would love if you guys can compensate for that. and the restroom had a very strong stench of dog urine. There was a dog in there that ripped the wall.

I have now stayed at Colony Inn 3 or 4 times. The staff has ALWAYS been great... Very friendly and helpful.

The person working the front entrance are rude. Literally at my door at checkout at 11:01 and he could clearly see we were packed & heading out of the hotel, we were actually trying to clean the room (and leave it nicely clean bc the cleaning ladies were so sweet and kind during our stay) and as my partner was explaining we’ll be out in 10 mins, the guy that works the front desk literally got hostile and said we needed to pack our stuff and leave, like ???? Sorry we were trying to be nice guest. And then tried to keep our cash deposit .

Great location nice and clean near theme parks and stores!

My wife daughter and I stayed here on short notice. Hotel is extremely convenient for those going to one of the parks next door. This is an Inn, not a hotel or motel, so understand what you are getting. Bad pillows, mediocre beds, no wash clothes, no hand towels, and only 3 towels for our 3 day stay. We requested towels each day and was given them each day but you need to give them the old ones and make the request (understandable but not convenient. There was a small fridge and microwave that worked well. Shower was good but hot water limited (never cold but not hot). Obviously the location is the attraction to this Inn. We will stay here again, but we will bring pillows and extra blankets.

We love it because it is convenience for us when we go to Knotts. But the area is not so great. The beds in hotel not real comfortable.

Each room has a mini fridge and microwave. There’s a gas station on one corner and a Walgreens on the other. Walmart is to the south and Target to the north.

Very convenient location to Knotts Berry Farm. The room is large but not very clean. Found pincher bug and 2 baby roaches in the tub. No extras, like a wash cloth, coffee pot, iron, blow dryer, or ice machine. Also which was not listed is you have to put down a 100.00 cash deposit. They will not charge it to your card. Very inconvenient.

The only thing missing is offering breakfast like some amenities but everything was great

Can't beat the price. This was a great deal for a clean, warm room and a comfy bed. I loved being able to walk across the street for dinner at Mrs. Knott's Chicken Dinner!

This is my 2nd stay from a year ago. The conditions are about the same. This time, I was prepared to leave the $100 cash deposit, which was returned upon returning the room key. I'd stay again, but hope they fix a few things (which I mentioned to the front desk) before I return in a few months for Christmas at Knottsberry. I do like the working small refrigerator. Free onsite parking and being within walking distance from Knottsberry entrance at an affordable price is worth staying here. A little disappointed that Breakfast was not included, as it showed as included on external booking web site (i notice it's not listed on site anymore). Was told by front desk that no hair dryer available, so I asked housekeeping and she was able to provide me one on the 4th day of my 6 night stay. (Hair dryer amenity is no longer listed). The housekeepers were responsive and provided extra towels, TP and white sheet for bed. Only thin "wool" type blanket with white cover sheet provided. I don't like "wool" type material as my blanket, so they provided clean extra white sheet. A comforter would have been nice if we used the AC. The AC would not shut off, so we had to unplug it before we went to sleep and plug it back in daily. We were happy we had a working AC. Needed to ask for hangers missing from room. The refreshed room and parking area were clean. On 2 different days, there was a woman walking along the hallway screaming about something. That was the noisiest event.

When we arrived there was no downstairs rooms but it was my fault I didnt say my husband is handicapped. I tried for a couple of hours to get the TV to work kept saying the wifi code was wrong...and it was finally got it fixed 10 minutes before I went to sleep on my second and last night. The hot water and pressure was amazing!!!! NO Coffee of any kind!! The pictures show a coffee maker but no coffee is listed in amenities and its true they do not have coffee in the rooms or in the lobby. The bathroom faucet was well not attached properly. I would stay again. It was quiet, the bed was comfy, once fixed the TV worked fine and of course the hot water and the pressure alone is a reason to stay.
