Across many reviews, Courtyard by Marriott across Universal Orlando stands out for its walkable location near Universal and generally kind staff, but extensive, ongoing renovations and maintenance problems repeatedly affected amenities, comfort, noise levels, and overall reliability.
Guests frequently mention closed or limited facilities (pool, elevators, vending/ice, gym), construction dust, and early-morning work, alongside extra charges for parking and destination fees. Room feedback is mixed to negative: spacious suites and comfy beds for some, but dated furnishings, musty odors, humidity, and sporadic issues with A/C, hot water, locks, lighting, and TV. Expect an excellent location with trade-offs from renovation disruption and variable upkeep.

Facilities
Renovations significantly disrupted facilities: frequent elevator outages, closed or limited pool, broken gym equipment, and vending/ice machines removed or hard to access. Parking is on-site but carries a recurring daily fee and occasional gate/app issues.

The place was a huge construction zone. The parking ( which cost $30/day) lot was full of roll of dumpsters, trash piles, and work vehicles. The elevator floors had paper over them. There were ZERO amenities. No snacks, no breakfast. There was some coffee that was not very good and I had to ask staff to replenish the cups before I could get some. Terrible experience.

The rooms were nice, the place was under construction which always means it’s going to be noisy. My biggest complaint was no vending machines even though the signage was all over. I walked the dumb halls looking for it.

The hotel was under construction, so everything was dirty and materials everywhere. The exit gates were hit and miss whether they’d work. The bathroom was dirty and the door wouldn’t shut. The room was humid. We got stuck in the parking lot because construction had half the lot blocked and the gate wouldn’t work. The workout room was in disrepair and only one of four machines worked. The pool and pool are were dirty. Expect to pay for parking since you’re close to Universal. We will not be staying here again.

Hotel was under complete renovation but no information was provided about this when booking. This became a major issue for us when we needed a soda at midnight and were informed they had removed ALL vending from the hotel and not bothered to think of any alternatives for guests in need. Bothered me so much I will never stay there again. Also a bit peeved about the lack of information about parking fees. I could have stayed at another hotel for the same price with parking included- and I bet they would have had a soda machine!

The room was perfect and the stuff was so sweet. The only thing I find a little ridiculous is the $30 a day to park.

Only two out of five elevators were working and we are on the sixth floor so that way you said about an hour of our time believe it or not. They weren’t keeping up on cleaning the hallways and main areas. And the parking fee was ridiculous. It was over $50 for one day in one hour. The only pluses it’s walkable to Universal Studios, but I think I’d rather pick a better property further away and just drove in as Universal Studios parking might be less expensive.

Overall property was good. When we visited a lot of the area on 1st floor was being refurbished. Overall the experience was very good. One feedback I gave the front desk was that the gym equipment was broken. hopefully they will fix it soon

The room was great for the price. However, the elevators were unsafe. My husband was in one alone and it free fell from the 6th floor to the 2nd floor so fast he almost hit his head off the ceiling of the cabin. When he got off, stunned, staff’s reaction was simply ‘oh, we had someone working on that today, they said it was fixed’. Nothing more was done or said to us. FRIDAYS attached to the hotel is horrible!! Worst meals we have ever had. Most days the hotel had coffee out and then one day it just wasn’t there. No one said anything. Finally we asked and we’re told, it’s in the hall by Friday’s. sometimes we just put it out here. Nothing was actually communicated to the guests. Other than the price, we wouldn’t stay again.

Cleanliness
Cleanliness feedback is inconsistent: many note musty odors, dampness, stained carpets, and poorly maintained bathrooms, with occasional reports of insects. Others found acceptable or clean spaces, but standards vary widely across floors and rooms.

To start, this rating has nothing to do with the staff. In fact, the overnight manager/front desk personnel were very accommodating and kind. The owners of this hotel need to make drastic changes in their rooms. The second we opened our door, a heavy stench of mold hit us all. The room was muggy, and both beds were very moist. We requested a room change and were swiftly accommodated by the staff. However, the second room had the same issue of smelling moldy. Thankfully, the beds were not moist, so we decided to stay in the room since our stay would be short and it was late. I do not recommend this hotel to anyone, especially if you have kids or any health conditions. Serious upgrades need to be made.

Room floors were dirty and bathroom tub looked like it hadn’t been cleaned. Saw bugs crawling on the floor. Checked out and reported the findings to front desk. The person just said oh sorry to hear that. I asked for receipt, she said she would send via email, I never received it and was charged the full price even though I only stayed until morning of 24th. Terrible hotel, wouldn’t recommend to anyone. Construction of lobby is going on; that can wait, they need to shut down and redo all those rooms!

The room was full of mold and we started coughing. There was so much construction and unfinished halls and rooms we couldnt even find the ice machine. No mention of construction on the website. There should not be customers staying there. I am glad, however, they agreed to a full refund. ( I have yet to see that reflected on my account) Too bad because I have enjoyed my stays at Holiday Inns before this experience.

I stayed here for two nights with some friends and have visited this location multiple times before without any issues. However, I noticed a significant decline in cleanliness this time around. We were on the third floor, which had a musty smell as soon as we got off the elevator. The room itself was spacious, and the beds were a decent size, but there were stains on the sheets. We had to call the front desk to request clean ones. After waiting for about an hour and calling three times, I was finally told to come down to the front desk to pick them up myself. While waiting, I overheard another guest who got onto the elevator with me from my same floor, telling someone on the phone they were switching rooms because theirs was very dirty. Later that evening, after changing the sheets and getting into bed, I noticed a roach crawling up the wall behind the television stand. At this point, I was already unsettled by the experience, and reading through other recent reviews, I saw that others had similar complaints, which only made things worse. I was so happy to leave at checkout and don’t plan to return anytime soon. It's really disappointing because this hotel is in a convenient location and used to be clean and welcoming. Additionally, the ice machine on my floor, as well as the floors above and below, were all out of order. I had to go to the first floor, down a hallway under construction, to get some. While this wasn’t a major issue, it was definitely inconvenient.

This hotel was dirty and outdated. Bathroom had mold on the tile grout, the carpet was diagusting, the hallways were dirty and had an odor. The bedroom door handle physically fell of every time we touched it, the drywall repairs that had taken place were really poor, the sink faucet was very loose, the bethroom door didnt lock. Also the shower/toilet room was really small. There was a lot of long black hair throughout the room and bathroom.... this was not from my family. The fitted sheet for the pullout couch was visibly dirty and it took 45 minutes and a trip to the front desk to get a new one. On top of all of this, the hotel lobby was under construction. I feel like this should be disclosed when booking. There were zero nice amenities. With so many other hotels around, don't waste your time here.

We are not told it would be under construction before we went. It was dirty, elevators were disgusting and had sheets on the walls and spilled liquid on the floors. Gym equipment was all broken. Extention cords hanging from celings all over. Drilling all over building the entire time. Unfriendly staff.

To begin with, the corridors are full of boxes, a lot of noise, the rooms are dirty and the bathroom of the room was all loose, the water was coming out, the coffee maker had hair, I reported it, but a receptionist was rude, there were cockroaches, in the bathroom she had mushrooms she reported it but they did nothing, it was a worse experience. They told me they were going to buy me back with the departure at 022 in the afternoon, but it was too much noise.

The only thing good about this property was it's proximity to Universal Studios. We booked this hotel 3 month in advance (June) and a couple of weeks before going we were notified the lobby was under construction. I didn't think that would be a big deal but looked for other hotels anyways. Because we were so close to our travel date at that point the prices were astronomical so we didn't have a choice. When we got to the hotel the lobby was actually the nicest cleanest part of the hotel despite it being under construction. Our room was so humid the floor and bedding were damp our whole stay. The bathroom door didn't work properly due to the humidity in the hotel. You could get stuck in there if alone. The door to the room was missing a screw on the mechanism so you had to jiggle it to close the door. It smelled very poorly in the hallways and the elevator. The only elevator that opened was the service elevator which was in very poor condition. We stay at a lot of Holiday Inns and this one does not meet their normal standards. My recommendation would be to stay somewhere else until they've renovated. We attempted to get a refund due to the conditions and was advised our "booking was nonrefundable and doesn't allow any exceptions and they're sticking with their policy and won't issue any refund, not even a partial." Zero flexibility and no apology, which is disappointing. We will think twice before booking at another Holiday Inn. Stay somewhere else.

Didn't like having to pay for parking. I would rather pay more for a room than pay $120 dollars for my room, then whatever for parking, plus a deposit and then an extra 20 for some random fee. At that point i could've just stayed at a universal resort or a more expensive hotel for the same price. The hallways smelled like urine. The exit signs were literally hanging from the ceiling by their wires. The staff was friendly and the room was decent enough and very clean.

Rooms
Suites are spacious and work well for families, but many rooms and bathrooms feel dated, with small bathrooms, light bleed from missing blackout curtains, and noticeable noise from construction or hallway doors. Bed sizes can feel smaller than expected.

Had a great room for 8 people - a two bedroom suite. Was very spacious and clean. Had a small issue with a smoke smell and a manager came to check on us right away. She gave us immediate options and we thought that was amazing. Both front desk and manager were courteous and great. Cant beat the location to universal!

Just got back from a quick trip down. Lobby was nicely maintained but the rooms and wings were a little dated. Uneven rugs in the halls, strange water noises from what I assume was a utility room. Over all we had a decent stay right near universal. Rooms were large and dated but clean, light fixture didn’t work unless plugged/unplugged, the other light had a outlet on it that was too worn to be used, heater/ac unit had maintenance notes about the heat on it so we didn’t touch it but it was on automatically so we didn’t need to change it. Beds were clean and comfortable. The bathroom was small and could use a refresh as well but it was clean and served its purpose. They had dove amenities so that was nice too. Even with a travel team staying there it was very quiet we couldn’t hear much coming and going from other rooms and everyone was respectful with the noise level. Park transportation was easy to navigate on to but only has 4 runs to the park. Return trip home I believe only had 4 too but we ended up using an uber for our second day just for ease of time. Every employee we passed said hello and asked how we were and were fantastic to talk to. Will stay again for a quick trip but probably not for an extended trip.

Check-in was ok. She didn't tell us about parking. The 2nd day I asked about parking & the gentleman was nice & gave me the information. I didn't like that parking is not included in the total. It was $30+tax additional a night on site. The 1st night around 11:05pm, I called to let them know the TV wasn't working, they told me they'd send someone. I called back around 11:25pm to ask if they were still coming by to fix the TV & the guy said he would message the engineer again. At 11:58pm, I called again and a different person (shift change) told me that the engineers leave at 11:30pm and won't be back until morning. Finally, the next day we had a nice guy come help us with the TV to get it working. The bed (king size) pillows and A/C were amazing! It was weird that the door to the room had about a 1/2 inch gap from the floor. You could see the light from the hallway coming through and see the shadow of people walking by, and hear the voice of people in the hallway much louder. Checkout day from 8:30am-11:45am every 5-10 mins a door slams loud. Found out it was the cleaning lady down the hallway cleaning rooms/letting door slam. NO sleeping in on weekends. Last day, we needed a cart, front desk guy only pointed to where they "should" be. We went to breakfast & noticed a cart in the parking lot. We told the front desk where it was, all he did was motion with shoulder, like "OH", a few hours later the cart is still outside. NOT good customer service from that guy.

We had a suite which was lovely & roomy. The lounge area & bedroom area was very clean & nice to relax in. We had two large flat screen TVs to choose from, a safe, a fridge & a microwave. The only downside to our suite was the bathroom. It is in need of an upgrade and the shower didn’t run hot and kept changing temperature throughout my showers.

Had a great stay. Very convenient to Universal. Easy walk to and from the parks. Only negative is the size of the beds.

Absolutely the worst stay. TLDR: Zero communication Major leak Forced to stay in room with fan + water damage Horrible mildew smell Pool closed Construction blocking all entrances Unprofessional staff We arrived at 1:00 (approx) to meet friends who had checked in earlier. They were given a room, but we were told ours wasn’t ready. No problem, we’d use the pool. Except it was closed for construction. Still manageable. At 4:00 we returned, only to be told, “oh, we’ll transfer your room.” Meanwhile, another guest mentioned they arrived at 3 and got a room immediately. Saturday morning we discovered the carpet soaked from a shower leak. We notified staff and said we’d return later that night to switch rooms. We never received any call back and returned to an overpowering mildew stench and a loud industrial air mover running in the room. When I raised the issue, the front desk treated us like the problem. The manager’s response: “What would you like me to do?” Since it was after 2am, I said I’d return the next morning. It’s now 3 days, 2 emails, and 1 call later—still no response. DoubleTree is across the street and infinitely better. Spend the extra $30–$50 a night to stay on universal property. Trust me, it’s worth it.

The lobby was nice and decorated beautifully for Christmas. From there everything went downhill. They wanted to charge me extra for checking in before 4. I asked if I could check in now but get my room later since I would be back late and they said no, I had to pay an extra $25 for that. When I returned late at night I was had a surprise extra $27 fee for parking which I had to pay through a scan code. She gave me the paper with instructions but couldn’t walk me through it. She told me everything is on the paper. The halls were dark and musty. The elevators look like if they are falling apart. The beds are tiny. The bathroom has rust stains. They only left three towels for 4 adults. The AC was off. Worst Holiday Inn stay ever.

I have to say I originally booked a Suite but found out later that it was to small for the group I had. Max went above and beyond to make sure we had a room that fit all the needs of the 10 people I was with. To be honest the hotel is under construction right now so the lobby isnt to pleasant but good things to come from what I was told. The parking is expensive being we never left the parking lot and still had to pay 82.00 for the three days we were there. Max really made the stay amazing always greeting my group when we came in or even left. The electrician that was there in the night we checked in was super friendly too, I dont recall his name but he had braids and was so helpful making sure are rooms were good as well. To check into a hotel and have a friendly professional welcome makes the start to any trip a great one. Thank you guys!!!!!

Everything was terrible! They apparently are in the process of turning into a courtyard by Marriott so it was a straight construction zone. So the store inside was closed, no ice or vending machines. They literally were telling people to go across the street to the double tree hotel store. The room felt like it was in the middle of being renovated so it reeked of fresh paint and everything was messy. The tv was broken and wasn't working and they didn't have any others or any other rooms available. There was constant construction noises which woke us up at 8 in the morning everyday to sawing and hammering. There was a huge water leak which set off the fire alarm for awhile. We were complaining and when we were checking out they were trying to comp some stuff. So they said they would comp the parking, it's handled by a third party but since I hadn't registered or anything for it yet she said they could. Took my license plate and said she got it all taken care of. Now just received a notice in the mail from the parking people for 150 dollars for non payment and everything. So now I'm trying to deal with this. Worst hotel stay ever!

I recently stayed at the Holiday Inn across from Universal Studios Florida and had an absolutely amazing experience from start to finish. Check-in and check-out were incredibly smooth, and the customer service was top-notch. A special shoutout to Sabrina, who went above and beyond — both over email and on the phone — to answer all my questions before I even arrived. This was my first time in Orlando, and she made me feel so prepared and welcomed. The location couldn’t be more convenient — literally right across the street from Universal! The shuttle service to the parks was perfectly on time, and honestly, the walk isn’t bad at all if you prefer that (15min) . The night before our 2-day park adventure, I even used the public transportation right outside the hotel to get to a nearby grocery store. It was super easy to navigate. I’ll definitely be staying here again on my next visit to Universal Orlando

Staff is friendly and Our room was clean, the beds comfortable and the view was nice from the 10th floor.. But when we got there they seem to be expanding the lobby and adding a couple new things so there was a bit of construction but besides that it was a nice stay . Also the hotel is connected to a TGI Friday’s and the food is pretty good. Also walking distance to universal and the premium outlets 👍

There was not a disclosure before I booked that it was being renovated. There were no vending or ice machines, no bar or food service unless you walked over to TGIFridays. There were also sugar ants in my room. They did try to help and sent housekeeping up to do a full cleaning however, the ants came back. The day I checked in the staff was great. The day I left, it was not. She had wrong information and when another guest tried to hand her an ice bucket, she literally said she deal with that and refused to take it. I took it to my room.

Our overall stay was pleasant. We booked the two bedroom two bath suite for one week. Housekeeping did come each day asking if we needed service so that was nice. The rooms the rooms are dated with old decor. The couch had a hole in it to pull out bed is not comfortable at all so we just put the sheet on the cushions and slept on the couch instead of pulling the bed itself out. The beds however were very comfortable. One of the bedrooms did have a slight problem with ants. Nothing unbearable but with all the rain from the whole week it was to be expected. Hotel parking to me was a big issue at $25 day plus tax for a week it cost $200 for the week just for parking! The hotel does not offer a free continental breakfast. Friday's restaurant is connected to the hotel. With each adult you do receive two kids that eat free at the Fridays. Breakfast was $18 a person so really not feasible. You also get two free meals with breakfast lunch and dinner for children so it did help some. In my opinion breakfast is really not worth the price. There are several dining optionswithin a couple of blocks. The hotel itself is in a prime location directly across from Universal if you do need to take the shuttle remember you need to do 24 hours reservation in advance or you cannot ride. We chose to just drive because the pickup times were little bit too far out than what we needed parking for Universal is $32 a day. Overall a great stay and would definitely book again.

The staff was super helpful. We arrived early, are room wasn’t ready but we were able to hang out on the property. It took 2 more times before our room was ready. They tried to be polite and accommodating, I did overhear other guests getting upset but they stayed polite and helpful. Only issue was 1:30 am fire alarm, fortunately the rest of my party was at the theme park. But it was odd that they were still checking people in as the lobby filled with guests in pajamas. Maybe a little more communication.
