$15 charge to park per day. I didn’t notice until after I booked. Spacious room, great A/C, cute patio, comfortable bed, big tv, big refrigerator, fantastic makeup mirror, fluffy towels, huge closet, nice hair dryer. Enjoyed the morning coffee with fruit and pastries. Big swimming pool, too. Pool towels available at the front desk. Some hallway noise, but ear plugs are provided.

Booked for 3 days ABSOLUTELY HIGHLY RECOMMEND. we stay for our trip to California adventure and theses rooms were above and beyond my expectations the room was so clean and neat the space was amazing. Loved the kitchen and mini living room very comfortable and the balcony was just great. They have a beautiful pool very well kept. Very quiet area and the staff was amazing very helpful

Very nice hotel and the staff was incredibly friendly and helpful. The room was clean and I really enjoyed the decor. The kitchenette was very helpful and allowed me to make my own meals and added an overall homey vibe! Would definitely recommend this hotel and stay here again. My only complaint was the $15/per day parking fee. Otherwise, it was a great spot!

Cute unique little hotel. Decent location. Plenty of restaurants and quick shops around. The room with the kitchenette is very useful. Good size fridge. Stove etc. tile in the room made it feel nicer than a traditional hotel of this age. Room was very spacious with plenty of storage area. Was able to hook up Roku to the tv with no issues. Room was well stocked with towels, kitchen ware, and very needed ear plugs. Hotel is booked with a lot of Disneyland visitors. So there are a few waves each day of rowdy groups coming and going. But it past quickly. Market inside the hotel was nice and convo went. Had a good variety of snacks and beverages all done through self check out. Warning: there is an additional hefty fee at the hotel that is separate from the charge you already paid to book the hotel. Kind of a surprise. It was not just a few bucks but a significant charge. Walking distance to the public golf course. Parking was available at a low cost. Staff was very friendly.

I love this hotel! It has everything you need in an inviting environment. The only draw back is the small parking lot. If you leave for dinner, a show or a theme park and you come back late you may not be able to find a spot.

I booked this hotel last minute as I didn’t want to travel 50miles home and had to return the next morning for a job training. The front desk charged me resort fee Upon check-in. This hotel has a small unkept swimming pool, no other amenities. It’s ridiculous that they have this hidden fees. I would not recommend this place to anyone.

I had heard property was renovated but didn’t look like it was. Room was clean but had an old musty smell. Several staff members were snappy and bothered by questions. Area around property was dirty and a lot of transients lingered around. Would never stay there again.

This is more like a themed motel. It's very rustic and has lots of character. Not a fancy place my any means. It was nice having a cozy room with a kitchen and a large balcony. There was definitely a musty/moldy smell in the room though. But after opening the windows and turning up the AC, it was fine. All the staff were excellent, super sweet and accommodating. The local area is definitely not safe to walk around at night. So be careful. Other than that, it an okay place.

Our room had a muggy smell to it when we first walked in. We had the doors open or the ac on and it does not help. My son did not feel comfortable in the room d/t he does have asthma. I booked for 2 nights but asked to check out the next day after I checked in. I wished I had a great experience and had high hopes for my stay.

Room was dirty and dusty on arrival . They didn’t clean the room for my entire 4 day stay. I had to continuously call the front desk for fresh towels. The FREE breakfast they service is tea, coffee and cereal. The hotel doesn’t have an ice machine. The pool area is unkept. The plumbing smelt like soft sewage. Just all around poor stay. I would never go back here or encourage anyone to stay here.

When we walked in it had a mildew smell. Our bed had a lot of hair and the pillows smelled like sweat and they were not changed or washed, I found dry skin on the bed too. Just not a great stay. I won’t be staying here again.

The rooms looked like they had been remodeled but poorly. The cupboard doors didn't close properly, the bathroom shower handles fell off, the water goes hot cold hot cold while showering. I loved the vanity mirror and giant closet. The beds weren't super comfortable but I've had worse. The pillows left a lot to be desired and the blanket they had as a comforter felt like it was from the 80s. The old looks soft but is actually super hard and itchy. The worst part was the "breakfast" they had. It was a non breakfast. They had coffee and tea, bananas and boxed cereal. This is false advertising. It's not a true breakfast. We spent extra for this hotel so we could have breakfast included and still had to go get actual food.

Super nice stay, comfy bed. Nice kitchenette. Nice vanity area with desk and mirror. Overall, super good stay! Only downside… water pressure was awful. & the bath tub/shower seems to have been a previous overlay that is coming loose. So it’s cracking and loose from the bottom. Oh & free coffee/cappuccino machine 24/7!

Really noisy you can hear people in the corridor rolling their luggage or talking/running. Since it’s close to disneyland the had a young familly with kid running and screaming. We could hear evrything. I do not recommend this hotel.

That there now is a charge for parking. We stayed on the ground floor this stay and it was ver noisy because we could hear the persons above us dancing and singing. The tile floor is makes more noise. Would not stay on ground floor again, only top floor.

cute, clean hotel with spacious rooms and balconies on each room. We really enjoyed our stay and will be back again. Beds very comfortable and the store downstairs very convenient. Only a few restaurants around, we had to drive but everything very close. Close to Disney and Knottsberry Farm.

Had a nice stay recently for 3 nights. Above all, the staff is very courteous, knowledgeable, and joyful. The area is nice and quiet. Very convenient there’s a market across the street! Minor issues were bugs that fly into my room. That’s on me due to not figuring out the air conditioning remote and loving the California breeze having my patio open. Had a great stay here for three nights! The highlight was definitely the staff — incredibly courteous, knowledgeable, and always upbeat. The area is peaceful and quiet, which made for a relaxing experience. Also, having a market conveniently located right across the street was a big plus! Minor issue: a few bugs made their way into the room. That was mostly on me — I couldn’t quite figure out the A/C remote and couldn’t resist leaving the patio door open to enjoy that amazing California breeze. I should have researched more regarding the $200 holding fee. But luckily budgeted enough ahead of time. Overall, a very pleasant and comfortable stay!

I lived in LA for a decade before moving to Sacramento and my college friend had a wedding this past weekend. I stayed for 4 nights and the wedding was down the street from this hotel. I couldn’t have asked for a more perfect stay for this trip i truly felt at home. The week before this stay, i had a very chaotic hawaii trip and was very happy to feel peace staying here. My friend that got ready for the wedding at my room left some belongings and they were even nice enough to reach out to ask me if i wanted them to hold onto it (they were random nonvaluable knicknacks). I appreciate that after losing my favorite blanket after a budget stay at motel 6 near LAX just days earlier. I would 100% stay here again.

The room was extremely clean and orderly. The staff helps you 24/7 through calls or texts. The environment is so peaceful, secluded on a way. I am in a busy city but feel like I am at an oasis. Staff are always on it, always friendly, never rude. I highly recommend this hotel. Its my favorite hotel and I can be picky 🙂

Wonderful customer service. I mentioned it was my daughter’s birthday when I called to ask about parking for a visitor. And upon our arrival there were birthday balloons and candy in our room waiting for my daughter. She was ecstatic. They must’ve noted it when I briefly mentioned it, and then went above and beyond.

I have been coming here for over ten years for longer Disneyland stays and conventions and have enjoyed it each time. Unique room layout... roomy! Quiet. An option for enclosed personal walked garden area. Fully-equipped kitchen. Secured parking. Staff always friendly and helpful. Reasonably priced. Excellent restaurant adjacent to the parking lot. Close to residential area yet easy to get to Disneyland via surface streets (12 minute drive)

I enjoyed my stay! The pool was perfect for the kids and I! Location was great. Close to knotts berry farm and maybe 25 minutes to the beach in Huntington! Was exactly what I needed! The market across the street was super convenient as well!

Room was clean and bed was comfortable. The neighborhood was so so but there was a security guard on property. Room was dated but the kitchen was nice to have. Price was appropriate for all. Stayed here to go to Disneyland and it was about 10 minutes from the park and a $12 Uber ride.

I thought this was a great place to stay and had a great feel. The room was clean and well equipped for cooking. The hotel is less than 10 mins from Disneyland. There are plenty of food options close by. Scratch was a great restaurant to eat breakfast at right next door in the morning or we went across the street to Vallarta and had really good tacos inside the grocery store. I'd stay here again!

This is our second time staying here. Great location, felt safe, parking is adequate. If staying again I would ask for a south balcony. Property is older but is very well maintained and the Spanish style is done well. The grab and go breakfast was adequate offering all the basics.

We really liked our stay at Pepper TREE. The rooms were quite large and well appointed. We also had a sweet walled terrace to utilize. A bonus was the adjacent Iranian restaurant with well priced excellent food. The kitchen was a fully equipped so if you chose to cook, no problem and. A grocery store just across the street. Breakfast was minimal with pre packed pastry and muffins and a bowl of fruit. But coffee was good and available 24/7. The hotel is simply decorated in a pleasing rustic Mexican style. We will certainly stay here again when we are in the area.

The only two downsides were our TV didn't work right until we connected to our own Netflix account, and the breakfast was pretty dismal. But the staff was great and the room was large, quiet and very nice.

The room and bed were very comfortable. Very quiet; heard no noise in the hallway. Decor is very charming as well as the blooming plants all around the building. Breakfast was minimal. We're past COVID for the most part and it's time to offer a more varied breakfast for the quality and cost of the hotel.

When will hotels learn it ALL COMES DOWN TO THE BED? As cute as this place was I could never stay there again because of the bed. There were several pillows on the bed and all of them were like solid slabs of marble. There was no fluffiness, no give to them. The bedding consisted of a sheet, a thin blanket and a bedspread. So none of that had any weight or coziness to it. Now for the good stuff: beautiful landscaping, charming decor, huge room, pleasant pool, handy stores in walking distance and our room was SUPER clean. Oh wait one more bad thing - the free breakfast was disappointing with overripe bananas and pre-packaged gas station convenience store style pastries. Good coffee though!

The rooms were very spacious! I didn’t like that we had to spend $15 a night for parking. I think that is ridiculous to pay for parking especially when it’s very limited parking and we are already spending $150 a night. Plus I was expecting a full free breakfast with this hotel but it was only chocolate chip muffins and blueberry, packaged small honeybuns, little bowls of 3 kinds of cereal and apples/oranges that was not looking appetite at all. The same food put out each day. Then they had limited coffee which one day they ran out of creamer. Not happy about the food especially when I have 5 kids to feed. That was all they had to eat and drink.

Enjoyed our stay! Very convenient location which allowed our dog to join us. Smaller hotel which doesn’t provide breakfast just on the go snacks. The smaller size also made it so that the noise level isn’t and issue like other hotels.
