Life House, South of Fifth

As a family of 5 we stayed here and found the family rooms with 2 big bunks and a separate bedroom for the adults great. There was no musty smell and no noise from other rooms as other reviews have mentioned. Overall great stay. Car parking wise the hotel charges $50 plus tax for a valet service, but this is just a guy from the $20 car park diagonally opposite, so go here yourself and save some $$

Nice decor, 5-min walk to beach, small hotel, friendly staff. Room was "cool" and comfortable, but very small and with minimum amenities. Did the job for this short trip. Wouldn't want to stay multiple nights here. Parking was $50 per night but that's South Beach. Overall it was a positive experience.

I stayed here last year and it was amazing so I was looking forward to my visit. BUT apparently new owners have taken over. The restaurant is now closed. The buffet breakfast does not exist. The hallway carpets are filthy. Worst of all there was a strange musty damp smell in the whole of the Guest House which permeated to every room. Presumably through the air con to be everywhere. I couldn't possibly have stayed the night there so had to leave. If you look at the Life House Group I am astounded that they are still advertising this venue

No restaurant onsite as advertised. No breakfast as advertised. AC didn’t work well. Front desk staff were very helpful and pleasant

I forhold til beskrivelsen oplevede vi: ingen restaurant, ingen bar, air condition virkede ikke sidste aften, værelserne var meget små og havde ingen fornødenheder udover sæbe, vi fik ingen housekeeping før vi havde bedt om det gentagne gange. Stedet er mere et hostel end et hotel. Stedet har en rigtig central placering.

We love SoFi and this was a great visit for us. It sorta turns into a bar/restaurant at different times of the day which is a bit confusing and inconvenient as a guest, but that's fine. We didn't realize they get a little clubby on the weekends and so our room was directly over the DJ on a Friday which wasn't super enjoyable, but thankfully they cut it off right at midnight. Any later would have been really not enjoyable. The lobby is gorgeous, but the place is fairly small so make sure that you have a good plan for your activities here. There are so many amazing bars, restaurants, and South Pointe Park close by. Bikes would have been nice, but I guess you can rent from the spots nearby.

Le seul point négatif est le petit déjeuner car même s’il est inclut dans le prix, le petit déjeuner se résume à des petites boites de céréales pour enfant, et des fruits, café et thé, pas de pain, tartine ou autres choses à se mettre sous la dent. Il vaut mieux prendre le petit déjeuner en dehors de l’hôtel. La galère pour se garer autour de l’hôtel, nous avons du passer par le service de voiturier qui coute 50 dollars pour 24h de parking, ce qui est un moindre mal à la vue des tarifs des parkings publics, 40 dollars pour 5 heures de parking, ou des parcmètres, 4 dollars de l’heure. Personnel agréable et accueillant.

Das Hotel war sauber. Das Zimmer klein und spartanisch eingerichtet. Zum Zähneputzen waren keine Gläser vorhanden. Ein übertriebener Duftgeschmack. Personal sehr hilfsbereit. Kein Parkplatz

Nice hotel, the host was very pleasant, smelled amazing once you walk in the entrance is a nice lounge style with a bar, no front desk. Just minutes of a walk to the beach. Only downfall is rooms have no refrigerator but was able to get cups of ice at the bar. Would definitely stay again.

Center of the happening part of Miami and still this place was so quiet & safe! No elevators though that was the only problem because we brought little kids with us. The Full size bunk beds were soooo comfortable and authentic! We had 4 full size beds in one room and a queen bed in another!

The staff was very nice. Everything was clean, the room was nicely decorated, my espresso latte was great, the location was great, I liked the Apple TV, and the room was a good value.

Summary: Do not stay at Life House, South of Fifth. *Everything smells horrible (lobby, room, towels, wicker funiture because it absorbs moisture and is growing mold) *AC vents are only 6ft high and is visible how filthy they are *Room was extremely humid, very uncomfortable, smelled wet and moldy *Room was not functional being impractical. Owner is focused on design, not comfort *Public parking or $50 per day w/ the hotel *no TV in the room Details: Read the reviews as they are consistent. We stayed 2 nights and the place is too much of a “vibe” that it’s impractical and very uncomfortable. The place is super nice look wise HOWEVER, the air freshener is so strong you’ll realize they are trying to cover the nasty smell of mildew throughout the entire place. Our room had 4 bunk beds and the room was not functional. No TV, no chairs, no place to set your luggage, the room was extremely humid that our beach clothes never dried in the room. We ran the bathroom fan all 2 nights we were there and everything is so wet that as you lay in bed, you feel cold, wet, and sticky. The “front desk” said to crank the AC or set it to the “Dehumidifier” setting and mentioned all the rooms feel the same. The entire facility to too dark as in, their “look” is very dimmed lighting. No parking. They offer $50 per night or find a spot on the street (public parking) you need to pay for. No complimentary coffee (not an issue, just a very common staple in a hotel/motel). Carpets are gross.

We just stayed here for 4 nights. Service/staff was excellent. Great location, close to beach and the main attractions, hustle and bustle. The building/ room had a smell that we could have been without and we received a towel that was stained. All and all not the worst place.

Vi hadde et fantastisk opphold og hotellet var perfekt for oss som elsker Boutique hotell med sjarm. Servicen var super god og det var rent og delikat. En pluss var interiøret, både på rommet og i resepsjonen. Vi fikk gode anbefalinger til restauranter og fikk låne badehåndkle til stranden. Hotellet var et steinkast unna stranda. Vi var kun 1 natt, men skulle gjerne vært lenger. Hit skal vi tilbake.

This hotel was awesome!! The staff were amazing and very helpful. Check in and out couldn’t have been simpler. The room was spotless and so cozy! Will definitely be back!!

There was a very strong musky smell. It smelled like the hotel was trying to cover it up with sandlewood. The walls were very very wavy which made me think that there was water damage and that was the smell I was getting. The room was clean but very humid even with the A/C on very low, which made the floor really tacky when walking on it. Very unpleasant.

Room carpet, sofa, floor, restroom all dirty. The cabinet door was broken. Outlets didn’t work. Tile floor was shifting.

We arrived to the hotel at midnight and got into our room shortly after. The smelt awful! But it was late and thought maybe we’d get use to it. The bathroom floor and toilet seat had condensation all over it. What we thought were cold sheets, were damp sheets. We woke up with hardly any sleep and never getting use to the smell. Then we noticed the black mold in the ceiling and air vent. So far I’ve only got back $35 of the $80 we paid in resort fees and none of my $600 for the two nights we booked. We were after 7.5 hours. It’s been 12 days since the stay. Oh! And our clothes smelt awful!!!!

The staff and property was great. My only real complaints are that for room 200, it is at the stairwell. Since there is no carpet, and the door is not fully sealed, it was extremely noisy when people were coming and going - which was very often. There was also one morning around 6am when some guest decided to make a huge disturbance on the lobby level, that wasn't very nice. Otherwise, great place!

It's a lovely place... cute and picturesque. Beds were comfortable and great location! I just found the room not to be very functional. There was no counter space and no mini-fridge. No TV is weird too but I guess there's no space for it. It was fine for one night but not sure I'd stay for longer.

Loved the large queen bedrooms overlooking the front of the hotel. Spacious and well designed.

First let me say that the place is nice & small. Unfortunately I was unaware that some rooms had no TVs, micro or refrigerators like mines. Also the rooms smell of mildew (this explains why there’s candles all in the lobby) & eventually we noticed big bubbles in the hallways walls which proved they are experiencing some type of water damage & it won’t be long b4 the walls cave in. Also make sure that if you order a drink you pay for it at the bar my son pulled out his card to pay & was told don’t worry we will charge your room & was charged an extra $3.00 on my card because it’s now considered room service lol after complaining about it he then said it was a bartender fee. Like wth is it room service or a bartender fee? either way it didn’t make sense. Although it was conveniently close to the beach I won’t be returning.

Rooms are big, a really comfortable bed and very nice. My only concern is about the AC. Maybe it was in my room, however i recommend maintaining the AC so guest can enjoy their nights.

We were two couples, and although we booked the same room category, our rooms were quite different. Our friends’ room was spacious and included amenities like a minibar and an air purifier, while ours was much smaller and lacked both. This inconsistency in room quality was unexpected and impacted our stay.

I don’t ever rate on Hotels.com despite the fact I live more on the road than at home. Generally my stays may have some issues but nothing to write about. However I have to point out the flaws of this property which I generally had a decent stay at but should be corrected by management. 1. Somehow there was a “cross up” and my reserved room was not available, that’s fine another larger room was available which I was moved to but informed I would have to relocate the next day for the remaining 2 nights of a 3 night stay…ok. 15 minutes after being in the room a knock on the door and I’m told there is actually a King room available which I originally reserved, so I move. 2. Housekeeping does not clean my room for my entire 3 night stay. Am I supposed to request that service in South Beach? I stay at multiple properties throughout Miami Beach every week for business and never had this issue. 3. I received an email receipt indicating 2 beers were charged to my room. I don’t even drink alcohol! 4. TV cable service was glitchy and didn’t work. Ok I fine I can live with other technology but sometimes it’s nice to have local cable available. Overall the staff was nice and property clean & orderly but poor execution on the points above on behalf of the property. You guys need to fix this.

I would have to say this is one of the nicest places I have ever stayed at. The service was amazing and they never hesitated to answer any questions or offer any help. The checkin and check out was super easy. Just a great experience. Thank you!!! We will definitely stay here again and recommend to people we know.

We stayed in a room with two bunks (4 beds) with our teenagers. Loved the unique room setup, decor, and cleanliness. Beds were comfortable too. The bar, sitting area and patio are well furnished and inviting. Convenient access to South Beach. Check-in was a little clunky though. We arrived in the middle of the night (Tired!) and the kiosk directs you to ring a bell that doesn't exist to call staff for your key. That snafu aside, the staff was attentive, welcoming, and friendly. I would book this place again.

I gave the place a fair chance but overall we were not satisfied. There’s a need for renovation and cleaning. The walls were bubbled from water damage and it smelled moldy. There was also no elevator and the staff didn’t offer at all to help with luggage. One of the guests that I traveled with has mobility issues. Lastly we have repeatedly attempted to contact the hotel because of an item left behind and we’ve received no response.

Great boutique hotel, very nice staff, quiet location but still central, only 5 minutes walk to Ocean Drive

Loved that it’s a smaller hotel. It’s very aesthetic. The beds were super comfortable. Loved that the bunk beds were full beds as well. They also use Le Labo products which smell amazing. The staff was super nice and friendly. And the hotel is a quick walk to the beach. I will be back for sure!

Lifehouse is safe and serviceable. The location is awesome! It is just a few short blocks from the beach so it is removed from the traffic and noise but close enough to be super convenient. We traveled without a car and used a ride service to and from the airport. Miami Beach is easily walkable and has TONS of activity and food options. The hotel was a bit smaller than it seems in images but the room was clean and the staff was attentive. It was perfect for travel with my two teens. If you are looking for a simple, calm, and quiet place to come back to after a day out and about this is the place for you.

Had a great stay here. Parking wasn’t difficult to find for us. Street was very quiet. Super close to the beach. Beautiful property and staff was very helpful and friendly.

This hotel is so cute & quaint. The king room was big & spacious. The queen room was also big with a smaller bathroom area but big enough. The lobby is cozy & always seems pretty quiet. The staff members Danny & Jackie went above & beyond for my wife, sister & myself. If I had to dislike anything it would be that there's no food on site but not a big deal for us.
