We found this hotel lacking the quality that previous reviews gave them. I think they were false, there was absolutely nothing exceptional from the service to the poor condition of the room. Regardless of the high season and there high rate, the owners are not even trying to keep up with maintenance, torn dirty curtains, to the dirty stained chair and filthy carpet, the gym had worthless stepper machines, and broken elliptical. This is family owned hotel isn't worth taking a chance on. I'll never stay in another family owned hotel. They certainly don't care about making their clients stay clean and comfortable ( bed was terrible too) just they're pocket book.

Outstanding staff! Clean, Quiet and Safe location. Near to everything- Lake Champlain, restaurants, nightlife and businesses. The pool and hot tub are excellent and pristine.

I stayed for two nights and wasn’t very pleased with the first room I was assigned so I requested a different room and they were able to accommodate me. The staff were all excellent. Very friendly and helpful in every imaginable way. The pool and hot tub were most enjoyable. The rooms were a bit dated and in need of some updating, but the beds were extremely comfortable and the pillows were wonderful. I accidentally left some articles of clothing behind that they were very kind to mail out to me promptly. I so appreciate their excellent customer service! Lovely people.

The hotel is in a great location but is very outdated. The tub in the first room I stayed in was stained and had no safety bars or texture to the tub bottom, easily contributing to falls. The building is multilevel but has no elevator making it not accessible.

The location was great for our needs, however, their washer and dryer are broken with no estimate to when they’d be fixed despite advertising them on the website. Also, there was no continental breakfast as advertised on the website. When asked about it, staff had no idea. They did have coffee, but no food. It’s a bit run down overall and we are unsure if the smoke detector was working (falling off the wall). The quilts on the bed are cute and we got fresh towels every day but housekeeping did not make our beds or anything like that. Iffy on taking the trash. If you need somewhere cheap to get to downtown, this is great place, just be aware you won’t be saving on breakfast, and there are a few sketchy characters around.

I am a disabled veteran and stay frequently at this hotel.I like this place and have always found it to be affordable with a friendly staff and recommended to others.I've stayed here more than 12 times in last year.This stay was very different.I found an adult Roach in bathtub and later a juvenile Roach in the sink.I didn't mention this because I was more concerned about No heat. At first Front desk clerk,who I've dealt with before and has been great, was awesome and let me check in early! Then he later had a seriously bad attitude after i told him the heat in my room wasn't working. I called him "Bro" (he was a white guy) because previously we had had many cordial interactions. He proceeded to tell me I wasn't his "Bro" and other unprofessional comments. When I said I didn't appreciate his attitude and was considering checking out since I had only been there for less than 20 minutes and hadn't messed up the bed or used any towels, ect., I was told"Go ahead, but you will Not be getting a refund!".Since I am a Disabled Army Vet on a fixed income, I couldn't afford to lose the money I had already paid for my room as well as the cost and extreme inconvenience of finding another room somewhere else.He did eventually relocate me.In the next room the heat did work, but I also found an adult Roach in the bath tub.Then another baby one in the sink.With Roaches, if you see one there's way more.There were also multiple stains on the carpeting and the refrigerator didn't work.

The worst part of our overnight stay was when we were leaving. We opened the door and on the bottom of the door there was a cockroach crawling up the door. The odor was very unpleasant when we entered the building but our room appeared to be fairly clean but not where it should have been. Otherwise it was quiet and the staff was nice and helpful. There wasn't anyone at the front desk or I would have brought this to their attention.

There was roaches, i stepped on one. I saw like 3 in the bathroom. The tv was broken and had a red line down it. Toilet wouldnt flush unless you held the handle down. The safe in the room didnt work. The lights in the hallway where broke and just taped back together. Overall i mean if youre desperate go for it, but they charge way too much.

This inn was outdated and not what we expected. Based on photos and descriptions of the 3-star inn, we were hoping that it would be nicer than a small town 2-star inn we had stayed the previous few nights, but that was not the case. The entire room and bathroom was worn and very outdated. The bathroom sink was not even in the bathroom area and the faucet had two different types of handles. Lots of small details just took away from the comfort element of the stay and made the environment feel old, worn, and overlooked. It suited our basic needs for our stay before travel, but I wish that I had just paid a little more and stayed in a regular hotel for the last night of our trip instead.

If you just need a place to sleep, it gets the job done. The rooms need some TLC. Our room was a double queen. The bathroom (shower and toilet area) was quite small. The tile needed replaced to the point of being a safety issue. Overall, this hotel needs some updating to make it worth the money.

Nothing unique. It’s an older hotel with no apparent recent renovations meaning the carpet is old, the walls need painting and the room itself is dated, particularly the bathroom. In our room there were two accessible outlets. The one over the sink was broke leaving the outlet behind the bed as the only working one. The safe also did not work. On the positive side the bed was comfortable, the AC worked and the staff was friendly. I probably wouldn’t return however because for what I paid there are more modern hotels close by.

This used to be a modern, clean place to stay. It now feels quite dated, without a concern for cleaning properly. The bathroom needs improvements - shower curtain was dirty, hair on the shower wall from previous guest(s), old grunge along the edges of the floor. In the main room, the curtains didn't fully cover he window! They were about 2 feet shy, allowing light on both sides. Kinda creepy when facing the main road.

This property is "inexpensive" and there is a reason why. The walls are thin, you can hear the neighbor "talking" without even shouting, you cannot close the bathroom door while you're in the bathroom w.o moving to the side it's so small, and the walls were chewed up...the chair was completely hollow and lopsided when you went to sit at the small table that was there and they gave you a single bath towel even when it is a double room. You have to go ask for more. There was no hair dryer unless you go ask. Breakfast options from Costco were bountiful and the staff very kind and accommodating. Those were the ONLY pluses of this property, other than the pool that we did not utilize - although it looks nice and clean.

Looks like it is straight out of the 70’s. No updates have been done. There were only a few plugs in the room but the outlets couldn’t hold a charger. The sink was too low, poor lighting over it. No hooks for towels. Breakfast was not breakfast it was an area with a few packages of food, and there was no place to sit and eat! Everything needs to be updated

The outside of the property is cute and ita close to great shopping and dining options. The staff was also very friendly. However the place smells musty and old. (Not in a good way) There was writing on the walls and stains on the bedding. The walls are paper thin and you can hear every single sound from all around you. It was honestly the worst sleep we have ever had.

A minute you walk in the door you see dirty carpet of the stairs. The room was old and dated. Stains on the quilt. One quilt had an iron burn mark. There was no ice bucket, coffee, machine, water,. Only one plug for three beds. One lamp for three beds. The furniture was old and broken in some places. The carpet was awful and I did not wanna walk on it. There was a couch that had a big stain on it and one of the cushions were upside down and backwards. The staff was extremely helpful and professional and refunded my money so that I could go down the street to the Hilton and had a great stay. For the same amount of money, it was not the staff’s fault. It was whoever owns. The building is not keeping it up and there was questionable people outside sitting under trees. I did not feel safe there.

The exterior was updated & well maintained. The staff were super friendly and helpful. The pool was an extra bonus & the coffee & grab and go breakfast snacks were just what we needed. The room was spacious and the beds were comfortable. Only negative was the outdated bedspreads, tile, and decor. The location was fantastic. If you are looking for an affordable stay in a great accessible location near UVM this will do the trick.

This hotel has seen better days. While clean and odorless, the bathroom needed grout replaced to pass even casual inspection. The furniture and rugs are worn. Bedding is adequate, but no housekeeping on a two night stay, which is fine (holiday). Breakfast is grab and go. Plenty of parking, and a decent location for reaching various parts of the city easily. Not too noisy. Pool area appeared nice enough. Lots of mall shopping and restaurants in the immediate area. In the interest of transparency, the hotel has a number of "permanent" residents who are apparently refugees. Super nice, not a problem, but if the hotel is receiving a decent income for housing then, then it is not using any money to keep up cosmetic maintenance or update furnishings. I was fine with all this; my friend insisted on sleeping in her van instead of in the room... 😉

For the price, this was a great property to stay in. Everything was clean, a small but nice indoor pool, and a quick on the go breakfast. The coffee was very good and the breakfast was packaged breakfast items. For the price, this was an excellent place to stay. If you're looking for 5 star accommodations, then go to a 5 star hotel. If you're looking for clean and cheap with a pool and free breakfast, then this is the place for you. If you're looking for a fluffy expensive pillow, then you should bring your own. It also has free parking and within walking distance to stores and restaurants. Very convenient. I would recommend this motel.

Absolutely great location. Walking distance to restaurants, shops and the bus stop. The pool was nice. I wish the hot tub was open, but maybe next time. The breakfast was fine but grab and go which it didn't specify. They offer round the clock coffee and tea which is always nice. Staff was very friendly and helpful. I requested early check-in which they were happy to accommodate.

Would’ve given us a 4+ or five rating except for the bathroom. The tub is in need of repairs as are the walls and the showerhead needs cleaning and fixing up. Otherwise, the room was not too bad. The clerks at the desk were very helpful this morning while I was trying to work and then check out. They get kudos. B’Fast is basically coffee and snacks.

We walked in and it smelled like dirty people. We had 2 towels for a shower. 1 for each person. No hand towels, wash clothes, or floor towel. We had asked if there was orange juice for breakfast was told I'll check the office and see. Came out with small bottles of water and ignored us. Breakfast was poor. It was a bunch of packaged snacked instead of actual breakfast foods. Nothing diabetic. Odd hours for pool/hot tub.
