The car sitting on blocks in the parking lot and the people smoking on their balconies set the tone. After trudging up four flights in a filthy stairwell (if there was an elevator the desk clerk failed to mention it), I opened the door to my room, looked at it for ten seconds, closed, the door and made a reservation at a different hotel.

This is a fantastically located downtown motel that is very much a work in progress. If you think its location across the street from the governor’s mansion (yes, literally) means a high end or expensive hotel, keep dreaming. It’s old, fell into disrepair along with other parts of the neighborhood, and yet still has so much to offer. The (newer, 1 to 3 years??) owners not only care about their business and customers but also their neighbors and neighborhood. They don’t publicize their charitable activities but if you directly ask the owner you can learn more. Renovations are a huge and complicated task so expect old flooring, peeling paint, etc. Everything is working and if you have an issue it’ll be dealt with promptly but the lower rates are because they are doing the work themselves & not just bringing in contractors to do the upgrades quickly so they can double or triple their rates. The location is walkable to everything in downtown Springfield - all tourist / Lincoln stuff, all government buildings, entertainment, restaurants, etc. I have felt safe in the area whether it’s noon or midnight (bear in mind I am male!). Parking is good, the rooms and property are clean but old, and you WILL ABSOLUTELY hear the trains at night when they past the backside of the building. I’m a very sound sleeper & have no noise complaints but if you’re a light sleeper you may need to stay elsewhere. Double the quiet, double the $$. Just be aware, & ask questions, they’re honest and upfront

This property is in urgent need of repair. It is under new ownership but suffers from years of neglect. I could not get a room on the first floor and there is no elevator so I had to lug my bag up a dirty and disgustingly filthy outdoor stairwell littered with cigarette butts. There was no soap of any kind in the room. The refrigerator had been unplugged and previous travelers left items in the freezer that I had to throw out. The room was filthy and the bathroom tub and toilet were so stained that they looked dirty. If you need quiet to sleep, be advised that freight trains run through Springfield every hour all through the night, and are so loud it feels like they are right next to the property. Springfield seems to be a quaint town overall, but I will never choose to stay there and certainly not at this hotel until it is renovated.

When we arrived I wasn't going to judge a book by its cover. However, I did ask if the room that we would be staying in was nice the clerk told me that it had a new bed, and there were still renovating, but I could go see our room first before I paid, which I did. It was worse than I could imagine. Mold on the bathroom floor and the wall of the shower. I went back to the desk and told the clerk we would not be staying there. He was very nice.
