Some guests note historic tradeoffs such as stairs and varying room sizes, occasional warmth or limited air conditioning in shared areas, and a few bathrooms that feel dated or awkward. A small number mentioned noise in street facing rooms, a missed housekeeping, or inflexible cancellation policies. Francis Malbone House is an oasis in the hubbub of downtown Newport. All the wharves are easily walkable. It was less than 15 minutes to walk to the Elms. On site parking is a huge bonus. Daily breakfast is always delicious. But the best thing about this inn is the staff. They are so friendly and helpful.

Historic property in a great location. The complimentary breakfast in the courtyard was delicious and a great way to start the day. Understand, as an Historical Inn, you may have to climb stairs and the rooms / bathrooms may be smaller than modern properties, but that is part of the charm. Highly recommend.

You would never know this gorgeous property is steps away from the bustling, somewhat noisy, Thames St. Once you step inside the front door, into the main house, all the chaos disappears. The courtyard in the center of the property is a peaceful place to have morning coffee or rest between excursions. I loved that my husband could walk the docks early while I was still getting ready, then be back for 8am breakfast. And I could shop while he napped. The property has a large entry from the private parking lot in back...easy to unload suitcases. In the room, I was happy to see Farmhouse Fresh products in the bathroom. We also walked into jazzy big band music playing on the radio/phone charger. Nice touch! Throughout the property, it's worth taking a look at the historic art, which seemed to tell stories about early America and the Revolution, all the way to the late 1800s.

Beautiful, elegant mansion in the heart of the “wharf” area of Newport. A welcome and surprising contrast to the busy, crowded Thames St. shops, bars and restaurants, the hotel was quiet, beautiful with a garden and courtyard in the middle. The staff was friendly and helpful, even giving us “warm homemade” muffins ahead of breakfast service as we had to leave early in the morning. Would highly recommend and definitely return.

Loved our stay there! The hotel is absolutely beautiful! I found myself not being able to relax as I constantly had to take photos of every gorgeous detail lol amazing, delicious breakfast served by super friendly staff, and even snacks and tea in the afternoon to tie you over till dinner. Super clean and well kept with the most friendliest and classiest staff. The location is perfect too with everything you could possibly need as soon as you leave the building. Would not even think of staying at a different hotel when we come back again after this experience. Highly recommend!!!

The Inn is styled so beautifully, filled with antiques and many common parlor rooms. Elegant breakfast served in a charming interior courtyard with fountain. Complimentary afternoon tea is served every day with delicious savory and sweet treats. Right on a bustling street filled with local shops and restaurants- so no car is needed to sightsee on the wharf and harbour. Room was spotless and we had a view of boats on the harbour from the third floor. We have stayed at many of the local historic inns and this is a favorite. Staff is extremely friendly. Will definitely return!

This is a historic property. As such, there are places where signs of aging, but those are overwhelmed by this inn's charm. The staff is very friendly and the breakfast options, while limited, are excellent. The free parking is convenient and really a helpful amenity. All said, it is a lovely and quiet place to stay--with a few needs for repair (e.g., water leaked into our room when it rained). Even so, we highly recommend this place.

We are so fortunate to have stayed at your wonderful Inn. We especially thought your staff was welcoming and helpful. The breakfasts and afternoon teas are indeed special and delicious. Our room was spacious and beautifully decorated. All the public rooms were warm and cozy and decorated for Christmas. Having the fireplaces lit during the evening brought a special glow to the room too. Again, thank you for a lovely stay at the Francis Malborn House Inn.

They failed to clean our room despite multiple face-to-face requests. They didn't even apologize or try to make amends-instead they claimed we had put a "do not disturb" sign on our door which was blatantly untrue. Hotel itself was quaint, the inclusive breakfast was mediocre although the breakfast waitstaff was nice.( I rated the staff and service average instead of terrible because of the nice breakfast lady.) Overall, I definitely would not recommend, particularly given the cost and poor overall service/lack thereof.

Great location and very cool and historic hotel. Just a suggestion, "garden suites" are not necessarily around the garden. Unfortunately our "garden" room was up 4 flights of stairs and no elevator. Confirm your rooms exact location before booking so there are not any surprises. I would not have booked that room knowing what we now know. Other than that, place is great and the breakfast was excellent.

I had booked the room for my friend & I, because we were staying in Newport for one night, to watch her daughter’s college field hockey game vs. Salve Regina the next day. Unfortunately, the night before, she called sobbing to tell me that her elderly mother had taken a serious turn for the worse. She was most likely not going to make it through the weekend. They were bringing in hospice & she would not be leaving her side. After comforting her & offering to do whatever I could to help, I immediately canceled my airline ticket (got the credit for future travel), cancelled our dinner reservation, and then reached out to Expedia, to see if there was anything I could do to get the thousand dollars back on the room that I had booked. Expedia reached out to the hotel and explained the situation, but the hotel was unwilling to give me any kind of refund. I just felt like, it so rarely happens that people have an emergency like this…and I felt that the hotel could have, at the very MINIMUM, refunded a portion of the charges??? Or perhaps they could’ve reached out to me, so that we could’ve talked, and they could’ve understood that this was a REAL family emergency, etc. etc.? Anyway, I just felt like it was very insensitive not to consider the circumstances of the situation.

Our stay at the Francis Malbone House Inn was ideal. The staff are amazing - kind, warm, helpful, professional -- they all go the extra mile. The breakfast and afternoon tea are superb -- the chef is creative and changes the offerings daily. The lovely interior courtyard is tranquil -- one can rest and read. I loved this Inn. Bravo!

The staff here are the real draw. They are perhaps the most friendly staff I’ve ever encountered at any lodging anywhere. The food was incredible. The grounds and house are amazing. I don’t usually gush in reviews, but this place lived up to the hype. If I come to Newport again, I’m staying here.

We thoroughly enjoyed our stay at the Francis Malbone House in Newport. Every encounter with the staff was pleasant and we felt welcomed immediately. I’m not sure which was my favorite but we loved both daily tea time and the over the top fabulous breakfasts. I loved the history of the House and how it fit into the history of Newport. We loved how the house was warmly decorated for Christmas. I would love to make a stay here an annual event.

The Francis Malbone House far exceeded our expectations! It was very charming and quaint. The little hospitality touches everywhere made the stay so enjoyable: music in the rooms, fireplaces, turndown service with robes in the evening, afternoon tea and so much more! Not to mention it is in a prime location next to all the shops and restaurants. This is a must stay location!

Central on Thames Street and walkable to wharves, mansions, shops, and restaurants; many appreciate the oasis-like quiet inside. On-site parking helps with easy arrivals.

Both the afternoon tea and the made to order breakfast were wonderful. Perfect location on Thame Street, we were able to park our car and walk to everything.

My wife and I had visited Newport via cruise ship twice in years past and wanted more. We decided to stay a few days April 12-16, 2024. Wanting it to be special, I searched for a nice place to stay. After considering several Inns in the area we selected The Francis Malbone House. WE MADE THE RIGHT CHOICE!!! The inn (House) was perfectly located. Very convenient to shops, restaurants, and local destinations. Easy walking distance to the wharf areas. We rented a car and parked in the provided car parking which is behind the inn. The inn was very comfortable and laid out well. We stayed in a newer addition. The inn is historic with period furnishings. Our room was clean, very comfortable and convenient to other rooms in the inn. Breakfast was in a very nice dining area. The menu changed daily and was very tasty. The food presentation was beautiful. Afternoon teas/coffees with sweets and hors d'oeuvres are served daily. The staff was excellent, very friendly, and accommodative. Big shout out to Suzanne, Liz and Tobie. They are wonderful hosts! We cannot say enough good about the Francis Malbone House. During our stay we visited two of the Newport mansions, Rough Point, and the Elms. Both are well worth the visit. On another note, we flew out of Providence RI, the T.F. Green International Airport. The airport is only a short drive from Newport. Approx. 35 minutes. Good roads, easy in and out, modern, but smaller airport, (no crowds). The rental car allowed us to

Bravo!

I had the most amazing stay at Francis Malbone House. The house was conveniently located and had the most charming rooms, kitchen, and parlors. But the food was the best and enough to bring me back! Each day you had a choice of savory or sweet entree for breakfast (and that was after you could come early for coffee, tea, and muffins, croissants, yogurt, and fresh fruit.

Wonderful historic inn furnished with antiques and featuring a lovely courtyard with a fountain and flowers. The lavish afternoon tea and included breakfast were a treat. The location was ideal for exploring the shops and cafes along the harbor. Free on-site parking was a bonus. Dominic on the front desk and Sue the breakfast server were friendly and very helpful. We had a wonderful stay. This was my second time here and I would love to come back again someday.

Staff was wonderful!!!! The room was too small, especially the bathroom. The floors are really squeaky so you could hear when the adjacent room was walking around anytime of day or night. Thin walls too so you hear others talking, etc. Great staff!, but I would not stay there again. It is definitely overrated.

This is a gem of a boutique hotel. Clean as can be, beautifully decorated, terrific and sizable rooms, a great breakfast indoors or in a garden, wonderful afternoon tea, close to all of the downtown sites but quiet as can be, on-site parking an a truly terrific staff. We loved our stay here.
