We had an absolutely wonderful trip! My only regret is that we could not stay longer. There was plenty of room for 3 adults and 2 elementary age children. Our primary reason for staying was the proximity to Bush Gardens and Water Country USA and this was the perfect location. Although we did not have time to cook (other than a ready-made pizza) there appeared to be everything one would need (even a crock pot). We did have time take the kids to explore the marina and playground a bit - which they loved- but wish we had the time to check out the trails and pond. The view was wonderful off the back decks -the boys loved watching the deer each evening we were at the condo. The beds were very comfortable and having separate thermostats was a real bonus to keep everyone comfortable in the hot summer weather. We did hear the neighbors moving around upstairs the first night, but that turned out to be the exception and had no further issues the rest of our stay. Fred was a delight to work with and I will definitely stay here again if I am ever in this area.

We were just minutes away from Colonial Williamsburg and several outstanding restaurant choices. It was a perfect get-away for a gathering of lifetime friends.

My adult children and I stayed at Fred's place for a visit to Busch Gardens. The condo was exactly as described and was absolutely perfect for our trip. Fred was great to communicate with (quick responses and so helpful in every way), check in was a breeze, and we felt right at home as soon as we arrived. Everyone raved about how soft the sheets and towels were and the GREAT water pressure in the showers (much appreciated after long hot days at the park).We had plenty of room (there were 5 of us) and loved having a private bathroom in each bedroom. The views of the James River from the porches were lovely -- it felt like we were on our own private estate :-). Busch Gardens is a super quick drive from Kingsmill, and there's a Harris Teeter just across from the development. We didn't visit Colonial Williamsburg on this visit, but it's a short drive away, too. We were thoroughly enjoyed our stay and highly recommend Fred's place!!

My old college golf partners had our yearly boys weekend. This couldn't have been better! Condo is beautiful and nicely maintained. View of James River and 500 feet from Kingsmill first tee. Very quiet which was nice for a bunch of old guys needing their nap after golf. Beds were comfortable as well as the furniture. This was a great value.

Beautiful views. We had deer visit us everyday in the backyard. A couple minute walk can bring you to the beach, or to The Mill for coffee and ice cream. Nice high pressure in the showers. Comfortable beds. Truly a home away from home feel. We stayed 7 nights, and would stay again. Close to all the area highlights. Great host, quick to respond. Thank you, Fred!

Quiet location with close proximity to all area attractions. Sunset views overlooking the river were delightful. Well stocked Grocery store across from the resort was handy too. Only complaint, the week went by too quickly. 😂. We would definitely stay there again. VA capital bike trail was amazing too.

We had a fantastic time during our stay. The unit itself was clean, had everything we needed and the view was so relaxing. We really enjoyed hanging in the backyard at the end of the day and enjoying our coffee each morning. We enjoyed walking to the cafe to grab breakfast and snacks and playing at the playground. We also walked to the beach and the pond and had a great time at both! Busch Gardens was SUPER close and downtown Williamsburg and Jamestown settlement were really easy to get to. Our group was made up of 2 young kids, 2 parents and 4 grandparents and there was space for us all to step away and also to gather together. We loved the separate temp controls for each room. Everything was fantastic and we'd recommend over and over!

This condo was perfect, in every way. It was beautiful, with a view of the Jamestown River, had a well-stocked kitchen, and had great water pressure in the showers. The location was centrally located to good restaurants, Williamsburg, Yorktown, and Jamestown historic sites (which was our objective). The Kingsmill resort is beautiful to drive through as you are going to the condo.

The property was very clean and spacious. It was a great location for our family of six to stay while visiting relatives in the area. It is very close to Busch Gardens and Colonial Williamsburg. The condo had lots of natural light and a beautiful view of the James River. Access was simple and all communications with Fred were easy. We've stayed many times at Kings Mill, and this condo was the best location we've had.

The 3BR/3BA layout was perfect for our family of six. The property condition was perfect and it was well equipped. I really enjoyed the Kingsmill location. Perfect location if you’re planning a visit to Busch Gardens, also very convenient to other attractions. The owner was easy to work with.

The property was in a gate community with beautifully landscaped grounds. We had a very nice view from the back porch. The house was very clean with comfortable beds. Plenty of seating in the living space. Only downside was only one wash cloth per person and no kitchen towels. I would definitely stay there again.

This is the 4th time we’ve come to Kingsmill but the first time we booked direct and not through the resort. Totally worth it. My kids are older and didn’t care to use the pool(s) so it worked out great! This property was very large and very clean. Perfect home base for everything in the area. We had a great time fishing the river and visiting Busch Gardens.

We had a wonderful stay, the condo and owner are both highly recommended. The sunrise over the James River every morning was absolutely beautiful. You will enjoy your stay.

I echo all of the previous reviews. Along with two of my college roommates and our wives, we enjoyed Fred's remarkably comfortable home. We were in town for a long weekend to participate in a local sprint triathlon. The three spacious bedrooms, three bathrooms, large living room, and kitchen were ideal for the six of us. It is one thing for us fellows to be impressed (and we were.) But to also garner high praise and the seal of approval from all of the wives is the real gold standard. Thanks, Fred.

Myself and my son's family visited for a week. The place was very roomy and spotless. The AC worked well. We enjoyed our stay. The wifi went out on July 4th. I texted and emailed the owner without response. When I finally called, he said he was 83 and not technology savy, but graciously allowed me to reboot the router which solved the problem. If you need to reach out, call him. Lastly, I do recommend bath mats be provided. The tubs are slippery.

My adult children and I stayed at Fred's place for a visit to Busch Gardens. The condo was exactly as described and was absolutely perfect for our trip. Fred was great to communicate with (quick responses and so helpful in every way), check in was a breeze, and we felt right at home as soon as we arrived. Everyone raved about how soft the sheets and towels were and the GREAT water pressure in the showers (much appreciated after long hot days at the park).We had plenty of room (there were 5 of us) and loved having a private bathroom in each bedroom. The views of the James River from the porches were lovely -- it felt like we were on our own private estate :-). Busch Gardens is a super quick drive from Kingsmill, and there's a Harris Teeter just across from the development. We didn't visit Colonial Williamsburg on this visit, but it's a short drive away, too. We were thoroughly enjoyed our stay and highly recommend Fred's place!!

This property was great for our family. It had three separate bedrooms with their own bathrooms. It had good kitchen and living room space to gather. The location was great to get around to all the vacation attractions around Williamsburg. Fred was a great host.

Fred was great with communication and was open to communication for any reason. The property was very clean, spacious, and the surroundings were amazing. Would definitely recommend Fred and his condo to friends, family, or anyone wanting to stay in the area.

Myself and my son's family visited for a week. The place was very roomy and spotless. The AC worked well. We enjoyed our stay. The wifi went out on July 4th. I texted and emailed the owner without response. When I finally called, he said he was 83 and not technology savy, but graciously allowed me to reboot the router which solved the problem. If you need to reach out, call him. Lastly, I do recommend bath mats be provided. The tubs are slippery.

The property was very clean and spacious. It was a great location for our family of six to stay while visiting relatives in the area. It is very close to Busch Gardens and Colonial Williamsburg. The condo had lots of natural light and a beautiful view of the James River. Access was simple and all communications with Fred were easy. We've stayed many times at Kings Mill, and this condo was the best location we've had.

The 3BR/3BA layout was perfect for our family of six. The property condition was perfect and it was well equipped. I really enjoyed the Kingsmill location. Perfect location if you’re planning a visit to Busch Gardens, also very convenient to other attractions. The owner was easy to work with.

Quiet location with close proximity to all area attractions. Sunset views overlooking the river were delightful. Well stocked Grocery store across from the resort was handy too. Everything about this 3 BR 3 bath unit was exceptional - spacious rooms, comfortable furniture and beds, well-equipped kitchen, beautiful views of the James River, lovely wooded walkways, access to Kings Mill dining (delicious and beautiful sunsets). We were just minutes away from Colonial Williamsburg and several outstanding restaurant choices. It was a perfect get-away for a gathering of lifetime friends.

Beautiful views. We had deer visit us everyday in the backyard. A couple minute walk can bring you to the beach, or to The Mill for coffee and ice cream. Nice high pressure in the showers. Comfortable beds. Truly a home away from home feel. We stayed 7 nights, and would stay again. Close to all the area highlights. Great host, quick to respond. Thank you, Fred!

This was a great condo. The location is terrific. Every evening we watched deer including several fawns, rabbits, and a groundhog munching on the grass outside our sliding doors. The kitchen was extremely well equipped although there are so many good restaurants in Williamsburg that we ate out every night. Each bedroom had an ensuite bathroom which we really appreciated. We had wondered if we would hear noise from the floors above (the condo is on the ground floor) but we didn't hear a thing; it was wonderfully quiet.

We had a fantastic time during our stay. The unit itself was clean, had everything we needed and the view was so relaxing. We really enjoyed hanging in the backyard at the end of the day and enjoying our coffee each morning. We enjoyed walking to the cafe to grab breakfast and snacks and playing at the playground. We also walked to the beach and the pond and had a great time at both! Busch Gardens was SUPER close and downtown Williamsburg and Jamestown settlement were really easy to get to. Our group was made up of 2 young kids, 2 parents and 4 grandparents and there was space for us all to step away and also to gather together. We loved the separate temp controls for each room. Everything was fantastic and we'd recommend over and over!

This condo was perfect, in every way. It was beautiful, with a view of the Jamestown River, had a well-stocked kitchen, and had great water pressure in the showers. The location was centrally located to good restaurants, Williamsburg, Yorktown, and Jamestown historic sites (which was our objective). The Kingsmill resort is beautiful to drive through as you are going to the condo.
