Our cottage is set back about a quarter mile from the road (all back roads here so minimal traffic noise), in nestled next to the pond in the middle of the woods. Our pet friendly solar powered vacation cottage is a perfect getaway for anyo...

Located in Clearville, this cottage is in a rural area and on the waterfront. Berkeley Springs Castle and Museum of the Berkeley Springs are local landmarks, and the area's natural beauty can be seen at Billmeyer Wildlife Management Area and Breezewood Proving Grounds. Berkeley Springs Antique Mall and Frog Valley Artisans, LTD are also worth visiting. Kayaking and swimming offer great chances to get out on the surrounding water, or you can seek out an adventure with mountain biking and cycling nearby.

The cottage is in a lovely location overlooking a pond and woods all around. Love that the solar panels power the house year round. The hot tub was clean and warm and enjoyable. The koi are adorable, the setting is so peaceful, and the trails were fun to walk on. The host is pleasant and accommodating, and we appreciated that everything is really well taken care of. The only downside to the cottage is that it is right on the road/driveway that the owners have to drive on to get to their home. Therefore you see them drive or walk by 6-8 times a day which makes it feel not private. a group of campers walked by the home as well. The hot tub and most of the yard and home is visible from the road, so if you're looking for complete privacy it's a little disappointing. We did have a lovely time, especially using the perfectly seasoned cast iron pan and the fresh milk and eggs. We went to a new trail nearby owned by the Nature Conservancy, and stopped at the Oak Barrel cafe. Definitely recommend this cottage for a lovely stay.

Relaxing, clean, beautiful property. Everything you need to enjoy hiking, kayaking, swimming, feeding the koi, hot tub, grilling and more without having to leave the property. Secluded and beautiful. Peaceful and calm. Dogs welcome which is huge for us and our Saint Bernard who is our baby. We all had a wonderful time and wished we had booked longer!

When we got there I will say we were slightly turned off by the smell of the compost toilet but we didn’t let that ruin our time. The bed is one of the most comfortable beds in a rental I have slept in!! We went kayaking and hiking, got in the hot tub and had fire. Mason was very welcoming and helpful and was quick to bring more wood and eggs when we asked! We had a absolute blast and made memories we will never forget! 100% recommend this trip!!!

This was a really lovely place to stay, we loved the dock with the hammock, watching the fish, and doing a little swimming. It'd be really nice if there was a more comfortable place for more than one person to sit under the roof of the dock, the bench there isn't nearly as pleasant as the hammock. The water in the pond is very deep and cool, filled with curious little fish and few giant beautiful koi who kept their distance while we floated in there. The pond is definitely a natural experience--youre going to wind up with some brown discoloration on your swimsuit so I recommend dark colors! The grill and hot tub were both easy to use, and there are signs up around the house to remind you how things work. The only problem we had was with the composting toilet, but it was a big problem--it had a smell that radiated through the house and out to part of the deck. We had to choose our places we hung out pretty carefully based on avoiding the sewage/ammonia smell. Luckily the pond and dock are far away from all that. Mason mentioned they'd been having trouble with the composting toilet and I believe he said we'd be the last weekend guests who would have to deal with the issue, since they're replacing it with a flush toilet. Lucky us, I guess! That's why I still gave five stars, because without that problem this would have been an ideal vacation, and it sounds like it's going to be taken care of soon! We'll definitely be back.

My wife and I loved our stay! Relaxing on the private pond and hiking on the trails were highlights of our trip. The scenic overlook was amazing. Sitting in the hot tub or by the fire pit was the perfect way to unwind at the end of the day. The tranquility and privacy exceeded our expectations. Overall, the cottage was clean, well maintained and stocked with the essentials. As solar panel owners ourselves, it was nice to see the use of solar on the property. The fresh chicken eggs were delicious too! Mason was a top notch host - excellent hospitality and communication. We would return in the future!

We absolutely loved our time at the cabin. We stayed 3 nights, and our favorite part of the trip was the pond. We'd have our morning coffee on the deck looking out at the water, then go down with the dogs and feed the fish, kayak, swing on the hammock, and soak up the sun. It felt like our own little oasis, and now that we're home, we can't wait to go back!

This was my partner and i’s first vacation as a couple and we could not have chosen a better place! Mason was responsive and helpful during the initial walkthrough + days leading up but him and his crew generally left us alone aside from driving by every once in a while (which was mentioned and not a problem) the view is beautiful and the cabin itself has so much personality and light and everything you could really need aside from food but mason was nice enough to provide eggs milk and butter :) the pond and the fish were the real stars of the show. The koi are BEAUTIFUL and HUGE there are a bunch of what looks like blue gills as well as some catfish too. I loved using the kayaks provided to swim along side them and we made a whole day out of being brave enough to swim with them :) super scary but they are so friendly and so beautiful. You may have to drive 25-35 min if you want to step out for food but I recommend “Buddy Lou’s” was abt 25 min away with good food and lots of character. All in all was the most ideal stay for 2 people, ride back home was very quiet :’)

The privacy and tranquility was the best! We had the entire property to ourselves and no noisy neighbors to disturb us! The hot tub was hot and the stars were bright. The property was well lit at night, even sitting around the fire. The inside amenities were just as welcoming. Fresh eggs and milk already in the refrigerator and the air conditioning was cranked. All was well and easy to enjoy. Thank you for the peace and quiet and pleasurable experience.

This place was exactly the getaway we needed. It was quiet and secluded. The owner provided milk and eggs which was a great bonus. We enjoyed exploring the marked trails on the property and swimming in the pond. The hot tub was wonderful at the end of the day. I would definitely stay here again.

This was a surprise trip for my wife for our 20th anniversary and we both loved it. It was so peaceful and the scenery is beautiful. If you’re looking for a place to get away from it all this is it. The hot tub was great and just sitting on the dock watching the fish was so relaxing. Everything was clean and check in was easy. Mason was great and showed us everything we needed. Next time we come, probably summer (to venture into the pond) or fall to see the leave change. We are to bring better hiking shoes to go on some more of the trails.

Everything was great, cute little house. Bathroom was good except shower head was lacking. There was a lot of seating, but it wasn't relaxing seating. Our dog loved it and we appreciate the baby gates! Probably come back again next year!

The cabin is small, but obviously well cared for. We loved meeting the koi in the pond and getting to stargaze from the hot tub. Mason was friendly, helpful, and very responsive. Only downside was the compost toilet had a stronger odor than we expected. Otherwise, a perfect getaway!

Our stay was fantastic. The cabin is small, but with plenty of space for the two of us that stayed. It was quiet, and we felt completely safe and secluded. The host was very friendly and was helpful if we needed anything. I hope we will be able to stay there again sometime!

We had a wonderful 3 days at this adorable little cabin in the woods. We arrived during a snowstorm, and Mason had the cabin beautifully lit up, shining like a diamond next to the frozen pond to greet us. The inside of the cabin is lovingly decorated with personal photos, books, an amazing collection of bottle openers and bird houses. Farm fresh eggs awaited us, along with a Keurig and large selection of coffee, tea and hot chocolate. We enjoyed hiking around the many trails surrounding the property and relaxing in the hot tub. Would definitely recommend a stay here, although maybe not during a snowstorm, as the surrounding roads are windy and hilly… a good 4WD is a must! Beautiful property, great hosts.

We absolutely loved our stay! We plan to come back during warmer weather to take full advantage of what the property and area has to offer. The cabin is cozy and comfortable. Plenty of space for us and our two dogs.

The cabin is small, but obviously well cared for. We loved meeting the koi in the pond and getting to stargaze from the hot tub. Mason was friendly, helpful, and very responsive. Only downside was the compost toilet had a stronger odor than we expected. Otherwise, a perfect getaway!

When we got there I will say we were slightly turned off by the smell of the compost toilet but we didn’t let that ruin our time. The bed is one of the most comfortable beds in a rental I have slept in!! We went kayaking and hiking, got in the hot tub and had fire. Mason was very welcoming and helpful and was quick to bring more wood and eggs when we asked! We had a absolute blast and made memories we will never forget! 100% recommend this trip!!!

This was a surprise trip for my wife for our 20th anniversary and we both loved it. It was so peaceful and the scenery is beautiful. If you’re looking for a place to get away from it all this is it. The hot tub was great and just sitting on the dock watching the fish was so relaxing. Everything was clean and check in was easy. Mason was great and showed us everything we needed. Next time we come, probably summer (to venture into the pond) or fall to see the leave change. We are to bring better hiking shoes to go on some more of the trails.

We enjoyed our trip here so much! Between the trails, hot tub, and scenery, everything was so serene and peaceful. Mason did an excellent job of labeling everything so you know what is where, how something works, etc. And the farm fresh eggs provided- delicious :) We will be back for sure!

We have been to Grouseland three times now in three different seasons, an each one has been magical in its own way. Mason is a great host, the cottage is so thoughtfully laid out, and the property is beautiful. We’re so excited to have found a place where we can truly unwind!

My wife and I loved our stay! Relaxing on the private pond and hiking on the trails were highlights of our trip. The scenic overlook was amazing. Sitting in the hot tub or by the fire pit was the perfect way to unwind at the end of the day. The tranquility and privacy exceeded our expectations. Overall, the cottage was clean, well maintained and stocked with the essentials. As solar panel owners ourselves, it was nice to see the use of solar on the property. This was my partner and i’s first vacation as a couple and we could not have chosen a better place! Mason was responsive and helpful during the initial walkthrough + days leading up but him and his crew generally left us alone aside from driving by every once in a while (which was mentioned and not a problem) the view is beautiful and the cabin itself has so much personality and light and everything you could really need aside from food but mason was nice enough to provide eggs milk and butter :) the pond and the fish were the real stars of the show. The koi are BEAUTIFUL and HUGE there are a bunch of what looks like blue gills as well as some catfish too. I loved using the kayaks provided to swim along side them and we made a whole day out of being brave enough to swim with them :) super scary but they are so friendly and so beautiful. You may have to drive 25-35 min if you want to step out for food but I recommend “Buddy Lou’s” was abt 25 min away with good food and lots of character. All in all was the most ideal stay for 2 people, ride back home was very quiet :’)

The cottage is in a lovely location overlooking a pond and woods all around. Love that the solar panels power the house year round. The hot tub was clean and warm and enjoyable. The koi are adorable, the setting is so peaceful, and the trails were fun to walk on. The host is pleasant and accommodating, and we appreciated that everything is really well taken care of. The only downside to the cottage is that it is right on the road/driveway that the owners have to drive on to get to their home. Therefore you see them drive or walk by 6-8 times a day which makes it feel not private. a group of campers walked by the home as well. The hot tub and most of the yard and home is visible from the road, so if you're looking for complete privacy it's a little disappointing. We did have a lovely time, especially using the perfectly seasoned cast iron pan and the fresh milk and eggs. We went to a new trail nearby owned by the Nature Conservancy, and stopped at the Oak Barrel cafe. Definitely recommend this cottage for a lovely stay.

We absolutely loved our time at the cabin. We stayed 3 nights, and our favorite part of the trip was the pond. We'd have our morning coffee on the deck looking out at the water, then go down with the dogs and feed the fish, kayak, swing on the hammock, and soak up the sun. It felt like our own little oasis, and now that we're home, we can't wait to go back!

The privacy and tranquility was the best! We had the entire property to ourselves and no noisy neighbors to disturb us! The hot tub was hot and the stars were bright. The property was well lit at night, even sitting around the fire. The inside amenities were just as welcoming. Fresh eggs and milk already in the refrigerator and the air conditioning was cranked. All was well and easy to enjoy. Thank you for the peace and quiet and pleasurable experience.

We had a wonderful 3 days at this adorable little cabin in the woods. We arrived during a snowstorm, and Mason had the cabin beautifully lit up, shining like a diamond next to the frozen pond to greet us. The inside of the cabin is lovingly decorated with personal photos, books, an amazing collection of bottle openers and bird houses. Farm fresh eggs awaited us, along with a Keurig and large selection of coffee, tea and hot chocolate. We enjoyed hiking around the many trails surrounding the property and relaxing in the hot tub. Peaceful and calm. Dogs welcome which is huge for us and our Saint Bernard who is our baby. We all had a wonderful time and wished we had booked longer!

This was a really lovely place to stay, we loved the dock with the hammock, watching the fish, and doing a little swimming. It'd be really nice if there was a more comfortable place for more than one person to sit under the roof of the dock, the bench there isn't nearly as pleasant as the hammock. The water in the pond is very deep and cool, filled with curious little fish and few giant beautiful koi who kept their distance while we floated in there. The pond is definitely a natural experience--youre going to wind up with some brown discoloration on your swimsuit so I recommend dark colors! The grill and hot tub were both easy to use, and there are signs up around the house to remind you how things work. The only problem we had was with the composting toilet, but it was a big problem--it had a smell that radiated through the house and out to part of the deck. We had to choose our places we hung out pretty carefully based on avoiding the sewage/ammonia smell. Luckily the pond and dock are far away from all that. Mason mentioned they'd been having trouble with the composting toilet and I believe he said we'd be the last weekend guests who would have to deal with the issue, since they're replacing it with a flush toilet. Lucky us, I guess! That's why I still gave five stars, because without that problem this would have been an ideal vacation, and it sounds like it's going to be taken care of soon! We'll definitely be back.

Sitting in the hot tub or by the fire pit was the perfect way to unwind at the end of the day. The tranquility and privacy exceeded our expectations. Overall, the cottage was clean, well maintained and stocked with the essentials. As solar panel owners ourselves, it was nice to see the use of solar on the property. The fresh chicken eggs were delicious too! Mason was a top notch host - excellent hospitality and communication. We would return in the future!

This was my partner and i’s first vacation as a couple and we could not have chosen a better place! Mason was responsive and helpful during the initial walkthrough + days leading up but him and his crew generally left us alone aside from driving by every once in a while (which was mentioned and not a problem) the view is beautiful and the cabin itself has so much personality and light and everything you could really need aside from food but mason was nice enough to provide eggs milk and butter :) the pond and the fish were the real stars of the show. The koi are BEAUTIFUL and HUGE there are a bunch of what looks like blue gills as well as some catfish too. I loved using the kayaks provided to swim along side them and we made a whole day out of being brave enough to swim with them :) super scary but they are so friendly and so beautiful. You may have to drive 25-35 min if you want to step out for food but I recommend “Buddy Lou’s” was abt 25 min away with good food and lots of character. All in all was the most ideal stay for 2 people, ride back home was very quiet :’)

The privacy and tranquility was the best! We had the entire property to ourselves and no noisy neighbors to disturb us! The hot tub was hot and the stars were bright. The property was well lit at night, even sitting around the fire. The inside amenities were just as welcoming. Fresh eggs and milk already in the refrigerator and the air conditioning was cranked. All was well and easy to enjoy. Thank you for the peace and quiet and pleasurable experience.

This place was exactly the getaway we needed. It was quiet and secluded. The owner provided milk and eggs which was a great bonus. We enjoyed exploring the marked trails on the property and swimming in the pond. The hot tub was wonderful at the end of the day. I would definitely stay here again.

This place was a serene dream right from the beginning. There is so much care and considerate intention in every detail. We especially loved the pond and appreciated having so many different ways to enjoy it - from seeing it from bed in the morning to swaying in the hammock watching the koi from above. We can’t wait to come back for even longer next time!!

We had a wonderful time here! Even though it rained, we still walked the trails & enjoyed the hot tub. It was so nice to relax & listen to the rain! We are looking forward to our return in the fall to see the big koi fish. With the rain, we were unable to see them. Mason's story about their old age of 35 was fascinating! It will be nice to enjoy the kayaks & hammock next time as well. Grouseland is definitely our new getaway place!
