What guests think

At Hyatt Place Knoxville/Downtown, reviewers highlight a central, walkable location, friendly staff, and generally clean, comfortable rooms, while also noting standout rooftop views, good breakfasts, and some drawbacks with parking costs and occasional maintenance issues.

Many praise the rooftop lounge for city and mountain views, though some encountered early closures, reservation policies, or limited service. Guests appreciate the walkable access to theaters, restaurants, and UT, but recurring negatives include lukewarm or low-pressure showers, HVAC issues, occasional noise, and housekeeping not performed daily. Expect a lively, central stay with strong staff and amenities, while budgeting for parking and minor hiccups.

We very much enjoyed our stay! What a beautiful property! Once we figured out we could park overnight in the same garage they valet in and just walk up with our stuff, the rest of our stay was very smooth and enjoyable.

Pros: clean, quiet, and great central location. Small lobby bar, beautiful rooftop bar with an interior bar and two exterior small bars with lots of seating areas, great views. Decent lower level fitness center. Cons: valet…approx. $45 a day and they don’t even unload or reload luggage.

I have celiac and their breakfast was top notch! They offered individually packaged GF bagels and alternative milks and had turkey bacon (my daughter has a pork allergy). Usually we can eat minimally or not at all at hotel breakfast and we were all ridiculously pleased with the breakfast offerings. The beds were very comfortable, the bar on the top floor was fancy and the views incredible also it was in a great location to walk around! The only thing to note is that they don’t have free parking - You have to park in a parking garage across the street that you pay for. Or you can do valet parking, which obviously is also paid.

Just a few steps away from the Tennessee Theater, it’s a great place to stay if you’re in town for a show. The rooms are large and clean and well appointed. The rooftop bar has spectacular views and is a perfect spot to wind down for the night.

I checked in late. Was put in a handicapped room. Bathroom was dirty. Staff was very rude and not helpful at all with us trying to get our bags and 81 year old aunt up to the rooms. I would like some money back. This hotel was more like a Motel 6 than a Hyatt. I drove from Florida to Knoxville for my son’s art show. This hotel has already made my visit extremely unpleasant

The hotel is nice. The room was nice. The king bed was not very comfortable. It dipped severely. The provided pillows were really flat. Even doubled up, your head still goes all the way to the bottom. The room we stayed in was on the alley side. We were awaken at 5am to the sound of trucks, people hollering and back up alarms. We stayed here last year and it was excellent.

We got put in a handicap accessible room with a shower head that wouldn’t stay up past waist level. It was a walk in shower so half the bathroom floor would get wet when taking a shower. We never got to look out the windows because the automatic blinds that were supposed to be controlled by the wall panel didn’t work. The rest of the facility was great. Our room just sucked.

We had a wonderful stay at the Hyatt Downtown celebrating our 35th anniversary. Jordan went above and beyond to make sure our room was ready AND she had a bottle of wine, a sweet card, and glasses and wine opener for us. We had an early dinner reservation before a concert and wanted to get settled before heading out. Jordan made it happen! She was pleasant and so welcoming. This was our first time staying here, but it certainly won't be our last!

Disappointing Service Despite Great Location We requested twin beds upon check-in, and although the receptionist initially said she would check, she quickly told us none were available—without actually checking. We asked if the sofa in the room could be made up as a bed, and she said we’d have to do it ourselves, though they could provide extra bedding. Unfortunately, the phone in our room wasn’t working, so we had to go down to request the bedding in person. We were told they didn’t have any at the moment but would check with housekeeping. Eventually, housekeeping left a single bedsheet in the room. I had to go back down again to ask for more, at which point the receptionist apologized and gave me a blanket. The shower water was lukewarm at best, and when we inquired, we were told it's due to being on a higher floor—it just takes longer to heat up. Finally, since we had an early departure and wouldn’t make breakfast, we asked if breakfast boxes could be arranged. Without any effort or apology, the answer was simply no. The hotel itself is in a fantastic location, but unfortunately, the service we received was far below expectations.

The area was great as well as the staff we interacted with. Dislikes were water in shower was luke warm at best, the couch was very uncomfortable and they do not offer rom service so we scanned the restaurant flyer in the room to see what we could order. Went down to the bar to order and bartender advised they did not have the menu items we wanted which was simply a hamburger and chicken sandwich they only had fries and wings. So we had to walk around to find a place to get food to go. we were leaving early next morning so we just wanted to relax and eat in the room. This type of hotel you would think they would have those items and a comfortable couch and water temperature
