I would say this was pretty much as advertised, and a good value for a place to stay with easy access to the Bill Graham auditorium for a show. I would stay there again. That part of town is undeniably sketchy, certainly not the fault of the hotel, should know that before you reserve. Nobody bothered me and the walk to the Civic Center was fine.

The hotel was great, staff was friendly and professional, BUT area was scary, people doing crack/drugs on block right outside. It was like skid-row. We went to a concert just a couple blocks away at the Bill Graham Civic Auditorium so booked this hotel for convenience and walkability. Big mistake as we ended up getting an Uber anyway and we were harassed every time we walked out of hotel. Too bad, such a nice, clean hotel on the inside. But horrible location on the outside. Can’t recommend.

As far as budget friendly hotels go, it's not the worst, but it's certainly not a great hotel by any stretch. Pros: The staff was friendly and helpful. Location is in a rougher neighborhood of SF but is close by to a lot of great stuff. Price for the hotel room is cheaper than pretty much every chain hotel/motel nearby. The communal bathrooms were very clean. Two amazing brunch spots within a two minute walk. The first room we were assigned had a guest already in it, which led to a very awkward moment. Staff was accommodating and made sure we had a room with a window all weekend. Cons: "Quiet rooms" are offered but don't have windows and feel very claustrophobic. We placed the "service please" on our door handle in the morning and our room was never cleaned or serviced that weekend, Other things to note: the rooms with windows are extremely noisy, and you can hear all the chaos happening on the streets below, our blinds didn't shut properly, mattress was comfortable but the cheap bed frame is extremely creaky and loud every time you shift or rollover at night, most of the channels on the TV didn't work, and the sliding door to our bathroom was off its hinge. Conclusion: Solid for traveling on a budget while still being in the heart of the city. If you're planning on using your room just for sleeping, this place is passable. However, it's noisy, the neighborhood is pretty rough, and do not expect any creature comforts or nice amenities.

If you have a street room, you will unfortunately be able to hear everything so if you’re a light sleeper, you’ll be in for a rough night. Other than that, the stay was fantastic. It’s in a walkable area, if you choose to walk, otherwise Muni is super close as well.
