At SpringHill Suites by Marriott Houston Rosenberg, travelers consistently praise friendly, accommodating staff and generally clean, spacious suites with a convenient location near shopping, dining, and major roads, alongside a breakfast many find tasty and satisfying.

Recurring downsides include musty or mildew odors in some rooms, intermittent hot water or low pressure, elevator problems, limited parking, and occasional vehicle break-ins. Overall, expect trade-offs between generous room layouts and inconsistent building upkeep.

Stay away! The night staff at the hotel can barely operate the phone... The fire alarm went off from 1 am until 4 am and I've never seen such cluelessness and absolute incompetence. The Hispanic lady at the front desk also decided to put away the coffee pots that are normally out there 24/7 to further aggravate the lobby packed full of half asleep guests.... SHE NEEDS TO GO! The parking lots are also covered in bird droppings to the point that you can't see the painted lines. Tiny pool. Breakfast is very basic. Rooms are old and like many others have mentioned, there is a musty urine smell everywhere. They will also charge you extra if you book directly through them for some dumb reason. I regret not have chosen the Holiday Inn down the street for the same price... never again Springhill Suites.

Pros: Staff was amazing especially Sarah! Sarah (front desk) gets a 5 star alone. Also the rooms are spacious Cons: The dirtiest hotel I have stayed at EVER. I had to change rooms because my first one was marked clean and there was LITERALLY blood everywhere (I took pics to send to corporate ) my next room was still dirty but it had no blood so I was thankful for that. Building is ran down and old needs a lot replaced

No safe provided. All surfaces sticky, otherwise clean. Layout is a little wonky with separate bath & toilet area. Bed uncomfortable.

Suites are generally spacious and comfortable, with a split-bath layout that many find convenient for families. A few note dated furnishings and room AC that did not cool as well as expected.

The hotel and room were clean and well maintained, the room had a lot of nice features and the staff were very pleasant. The A/C in the room never quite got as cold as desired especially during the day. Sarah Grant at the front desk was absolutely wonderful, very friendly and helpful. When she found out my daughter's family was also staying at the hotel, she made sure to put me in a room on the same floor.

We really enjoyed our two night stay at this Springhill Suites. The room was large (we got the two queen bed with pullout couch room) and very clean. We really appreciated the split bathroom with a toilet and sink in one room and a shower and sink in the other. It made getting ready in the morning much easier. Breakfast had very good hot and cold options - my son said the scrambled eggs were the best hotel eggs he’s ever had (and he is very picky about his eggs). Front desk staff was very friendly and helpful. Location and building felt safe and secure. We would definitely stay here again!
