What guests think

Reviews of Americas Best Value Inn Three Rivers describe a convenient, generally quiet place with comfortable beds for some stays, but also highlight inconsistent upkeep, ongoing renovations, and an often minimal breakfast, leading to very mixed experiences.

Guests frequently mention friendly staff alongside frustrations with security deposits, pet fees, and occasional reservation or refund issues. Rooms vary widely; some are spacious, clean, and recently updated or include kitchenettes, while others feel dated with maintenance problems like weak air conditioning, layout quirks, or spotty Wi-Fi. This hotel is the only one of the 3 in the immediate vicinity that has an automatically opening from entrance which makes bringing the luggage in a lot easier.

We arrived without a reservation. We were tired. There was one room left without A/C. They offered us a discounted rate with some floor fans. It wasn't going to work for us, we really wanted A/C. There was another room with A/C, but it was in the "renovation" zone. We had a look at the room and requested this one. Because it was in the renovation zone, they again gave us a discount. They went above and beyond to ensure that we were happy. Because of the renovations, there was no breakfast, but they offered every guest a big brown bag breakfast. Cereal, granola bar, apples, OJ, milk for the cereal, yogurt and a croissant. I would stay here again, for sure!!!

Staff was great, bed was comfortable and things looked like they were being updated. We had a king suite. Cons: No usable closet or hangers (there was a huge area for one but not completed). The other issue was that the air conditioner had to cool not only the bedroom but a kitchen and living space. It took quite awhile for it to cool down on a very warm day. Price was reasonable, would stay here again.

Checkin was an experience. They charged 20.00 for pet and 100.00 refundable deposit. I was not expecting this but it's ok. Beautiful suite with kitchenette full size fridge. Bedroom off the side in a room itself. Nice. Clean throughput. Bed was super.

Our room had a missing bed. There wasn't carpet, but flooring was nice. The closet didn't have a door on it. Iron, but no ironing board. No coffee pot in the room. Only one towel in the bathroom. Stains on the wall and lampshade. No ice machine on the floor. The website said there was a continental breakfast. There was Cheerios and Fruit Loops and coffee. That is it. The bed really wasn't comfortable. If I was getting a single bed, I expected a king size. It was quiet though. We stayed here previously, a couple of years ago when they were under construction, but we had a nice room. It is close to shopping, which made it nice.

I like the location of the property because it is very close to downtown. However the rooms are some what unfinished as in missing trim tile pieces and the room we currently are in there is grey grout flakes throughout the kitchen and bathroom tile floor. The kitchen countertops and sink could also have been cleaner when we checked in but overall it has been a decent stay.

Here are the positive points: It’s a dry place if it is raining I suppose and the air conditioning works. The beds are comfortable compared to most hotels and the bathroom is clean. Nice size refrigerator that works and a nice TV. Now, the negatives: First, they took a security deposit that wasn’t mentioned in the listing. I hate having to run my card for something unexpected, especially when my numbers have gotten stolen in the past. The room is dated and poorly laid out, the nightstand is 4 feet from the bed. The room is huge but mainly wasted space, at least put a nice chair in there to watch TV. The “continental breakfast” consisted of cereal, coffee, juice and granola bars, what a joke. My allergies are crazy in the room which for me would indicate mold. That’s a non-scientific analysis however. Finally, the door’s deadbolt doesn’t work. It’s hard to sleep when you feel unsafe. Pay a few dollars more and stay at the neighboring Holiday Inn Express.

Where do I begin - The room was unclean, there were stains on the comforter, the window was cracked which had been taped and tape removed but residue left to yellow, bed springs squeaked, paper thin scratchy towels! Then the dogs - Property allows pets but doesn't monitor owners. Dogs left alone in rooms were barking at 10:30 for 1/2 hr and we were woken at 3AM again by barking for an entire hour. Front desk was unhelpful in getting noise stopped. The other travelers yelling down the hall in frustration further aggravated the situation & our sleep. No credits were offered for the inconvenience either. ** I have pictures but app isn't allowing me to upload.

Despite the repeated confirmations and reminders from Orbitz, the hotel insisted they did not have a reservation for me and my two children. They would not honor the price at which I had made the reservation and would not accept the Orbitz confirmation code I had as proof of the reservation. I ended up having to pay significantly more for the same room. Horrible.
