It looks like it is a renovation in progress. On arrival I recognized that I had stayed at the Quality Inn nearby 18 months ago, and I believe this building was closed at the time. The lobby is very nice, but stepping into the hallway where the rooms are changes things. The hallway was lined with very stained carpet. The room was generally clean, but splash stains on the walls seem like repainting was not a priority in the renovation. Furniture and fixtures were nice and the bed was very comfortable. The room was not a “suite” as the name implies: 11x17 with just enough room for the long desk and 2 queen beds. The manager(owner?) appeared to live here - he greeted us for check in at 6pm in his flannel pajamas, and was in the same when we checked out in the morning. The breakfast looked promising, but there was nothing in the warming pans. Aside from the coffee and the ability to make a waffle, it was a cold breakfast. For the price, it was a comfortable bed, but don’t expect much more.

This property was good for the amount paid. Comes with a small full fridge/freezer, microwave & provided breakfast. The staff was nice, facilities were quiet. They could do a better job cleaning but nothing majorly concerning (I bring clorox wipes, lysol spray & room sprays for stays that need extra care.) They need more storage (dresser) for clothing.

Owners for very nice, but hair on every surface. I had to get new sheets because of all the hair, but even the new sheets had hair on them that I picked off. The pictures online were completely different. They showed updated bedding. Beautiful white quilts but that's not what we got. Breakfast was grouse, egg pan was empty, but I wouldn't have let anyone in my family eat there, old, dripping waffle on burner, milk was poured into a home container, bagels in ziplock, so bought a pack & separated them. Bag of old bread in cooler for everyone to use, arm hairs 😯 Powdered creamer empty, no coffee anyway. Went down at 7:30am, not a soul around to say fresh eggs coming? But as dirty as it was and clearly buying bulk and separating them I wouldn't have ate them anyways.

The lady who checked us in was very nice, other than that we didn't see a single staff member. Everything felt dirty, the floor was nasty with water in several places. Extremely humid and all of our luggage and clothing were damp when we woke up the next day. Random unfinished room in our unit. Should be priced lower to reflect quality.

I check in and found the floors to the room sticky. I was told they are all like that due to chemicals they use. I asked the floor to be mopped with soap and water and it seamed to help so I stayed. They next day they use chemicals which made the floor even more sticky. The customer service and the rest of everything else was good. They just do not know not to put chemicals on a laminate floor.

My first room smelled steongly of cat pee, (pets are allowed at this hotel.) I changed rooms to one that was infested with ants, but I was exhausted so I stayed. There was hair on the bathroom floor, and my blankets smelled like someone elses armpits. I knew this was a cheap hotel, but I was surprised at just how filthy it was. Next time I will pay more and stay somewhere else

Exceptional customer service from the young lady at the front desk—both in person and over the phone—truly felt like concierge-level care you’d expect at the Ritz-Carlton. I absolutely love this hotel. I travel to Adairsvile quite often and have stayed in other surrounding hotels but after my experience at Royal I will only stay there. The staff is unbelievably warm and welcoming, the rooms are in excellent condition as well as very spacious for the price and the breakfast is delicious. Thank you to the staff at Royal for ensuring that my trip was nothing but enjoyable.

Reservation booked and paid. Received a phone call from the property owner stating the hotel was not yet opem and therefore my reservation was cancelled. This is now day 8 with no refund. Property manager states he never received a payment. So Expedia has the money paid to book a hotel that is not open. How does this happen?

Breakfast was great. I only wish it could remain open for one more hour. such as 10am. Having young one’s, I am exhausted mostly, so when on vacation I like to get up a little later than usual compared to when I have to work.

Hotel appeared new. Shoddy work. Was offered breakfast - no coffee provided and breakfast consisted of granola bars. Water pressure in shower was terrible. Shower valve was put in backwards. Staff couldn’t relay messages into which cost me three days of downtime while truck was in shop.

Very nice girl at desk was very pleasant. Absolutely awesome breakfast. Quite unique. Scrambled eggs, broccoli, hotdog and all the normals. I got to have eggs and hotdogs for breakfast and nobody could fuss at me because that's what was served. Will be making this my regular hotel for work in town. Excellent room as well. Way beyond what you would expect for the price
