The hotel overall is…fine. Several little things that disappointed us all in need of updating such as the failing picture on the television; loud air conditioning unit; inability to turn off patio light; etc. Complimentary coffee in the lobby would go a long way. We were also quite disappointed that the whirlpool was out of service, as we booked away from downtown specifically for this. I would recommend this is posted on booking sites if it’s going to be out of service for the 10-15 weeks that is posted on the door.

This property is near campus. It was easy to get to and easy to park. We booked last minute, but they asked if I had a preference for floor or view which was nice. The little bistro bar had what we needed but the spa and pool needed some attention.

The pool was dirty and the whirlpool was not in service. I would go into the pool which was disappointing especially considering that I made reservations because of pool and whirlpool. Staff was extremely nice and friendly

This is a perfect location for attending business activities in downtown Dayton without being directly downtown. It's across from the University of Dayton's stadium. The campus is empty for the summer and it was quiet with no traffic and plenty of parking.

The bar is the right size to grab a quick cocktail at night and the lounge both inside and out offer plenty of places to relax. Really like everything about this hotel. I will stay here each time I come to Dayton.

Overall the hotel grounds is dirty. They need to pick up trash, sweep, mop the inside of hotel and elevators. The hotel doesnt smell clean or fresh in the lobby or elevators.

Our room was not cleaned at all, bed was made but that seems to be about it. Carpeting was not vacuumed and bathroom floor had human hair all over it and the toilet was not cleaned at all. Addressed this with front desk, they sent someone up to clean the bathroom and all he cleaned was the toilet, left muddy footprints all over the floor and did not address the hair. As a parent of two small children (<4y) this was very disturbing and unacceptable.

Room was DIRTY and the air conditioner did not work. When you turned it on it was very loud and had an odor. The front desk brought us a fan. The bathroom was not touched hair was everywhere and dirty washcloths were still thrown over the shower rod. One of the beds sheets were not changed so I had to requests sheets and change them myself. What’s worse is Expedia changed my reservation from a better hotel due to overbooking to this place. I will probably never book through Expedia again.

Not worth the price expected at a Marriott Courtyard. Mattress needed replaced. My husband and I kept falling into each other in the middle of the mattress like a taco. Opened the door and the room smelled like an old man. Maybe he slept on the mattress. But the hallway smelled pretty and fresh. Little fixes in bathroom floor tile stained, door stop broken… not okay for the $$$.

The mattresses in both rooms were terrible. Mine felt with mush with no support. My friend complained about a lumpy mattress. This is a major disappointment, since I selected a Courtyard hotel due to an excellent sleeping experience at a hotel in Columbus IN. Other than the mattresses, the hotel was nice.

This property needs some major work. We could barely find the place as the main sign on the outside of the building was not lit up; as well as the ground signs not working. When we found the main entrance there was only 1 working light outside. The lobby was dingy and checkin was slow. One of the 2 elevators had signs saying it was broken but the doors still opened and closed. Once we got to our room we noticed dirt all over the bathroom, toilet had yuck in it and floor was dirty. This place needs an overhaul. Close to train tracks and highway made it very noisy And hard to sleep. Very disappointed.

For the price that was paid, it was not worth it. AC/Heater had loud rattle. Refrigerator made a lot of noise. A number of TV stations would not come in and confusing to navigate. Shower was cold even though water at tub level was hot. Service at Bistro was slow.

This property is undergoing a lobby renovation… that was fine. But it is woefully understaffed!! The one person (on Mother’s Day & UD graduation day) for the BISTRO was in a chaotic situation!! No food prep had been done, items for sale at the BISTRO were limited, she was trying hard but was overwhelmed!!! No housekeeping services for a 2 day stay! ROOM AC was not activated so it was stuffy. I expect more from Marriott than was experienced.

Great help from Rochelle and Kelly when due to winter storm assisted in extending our stay and then correcting a double booking made in error by Expedia. Our King room was very clean and comfortable. The meals at the Bistro were excellent. Highly recommend this hotel.

Staff was friendly. We were in town for NCAA games and told this was the media hotel. We would have thought a good walk thru would have been done in preparation for such an event. But - we had to ask for toilet paper. Half our lights did not work. Some were missing bulbs. In the fitness canter there were no towels or water and you could not access the sanitizing wipes. Now we are also working thru having been double billed. Staff was pleasant admitting it happened - but thank heaven we monitor our credit card very closely.

Proximity to the interstate was great and the hotel was clean and modern. My biggest gripe was that I paid additional money on Expedia for breakfast but the hotel didn’t offer any breakfast except Starbucks. The Starbucks didn’t have caramel, white chocolate for mochas and they were out of most food goods. If the hotel doesn’t buffer breakfast then Expedia shouldn’t include the option to pay for it.

First when booking your asked if your want breakfast included( for an additional cost) they don’t do that anymore they have a bistro where you can purchase breakfast amongst other things but the range wasn’t working so we ended up going to McDonald’s

This is not specific to this Marriott Courtyard, but to all Marriott Courtyards. 10 years ago I spent 50 nights a year in hotels, mostly Marriott Courtyards. The difference between then and now is huge. The restaurant food back then was very god and not too expensive. My breakfast in Dayton was inedible - I couldn't eat it - and very expensive. They used to service the rooms daily and provide amenities like decent soap and lotion. Not any more. And for all of this lack of everything, the cost is high.

The overall experience was great! The only thing that I noticed was a better job dusting around the bottom of the beds. There were a couple of other spots that needed dusting. The beds were comfortable and the staff were great. The food available was too expensive. A pack of M&M's although large was not worth 7.00. The prices at the Bistro were too expensive also. I would stay here again though.
