I loved the location! It’s right in downtown Providence with a gorgeous park across the street. The Windows had a great view! The staff was very nice. There was snacks and a great bar in the lobby. Bed was comfy and loved the AC.

We had a great view of the state building and pond .The busy roadway below our 3rd floor room was cars/trucks/motorcycles honking, loud bass music and emergency vehicles loud past 11pm. The outside windows were filthy and you could not see outside. Loved the decor and the very comfy bed and pillows. Had an awfully wet time trying to load our luggage in the rain and there were no overhanging roof or portico to drive under to stay dry. No employees out front to help or provide umbrellas. The cafe should have local coffees and foods instead of Starbucks !

I would highly recommend not booking unless you are paying in advance. I held the reservation with one card, then chose to pay with a different card during check in. Both cards were charged, so I was down $260 on my first day of vacation. That was 3 days ago and they still haven't refunded me. The room smelled like urine and the sheets were stained.

The staff was great. Very polite and efficient. The AC wasn’t working properly in our room and the carpet needed to be shampooed. The smell in the room wasn’t pleasant. The supplies in the bathroom were empty. The bed was very comfortable. The parking garage was gross. There was trash everywhere and it smelled so bad.

Parking is a huge pain in the rear. Bathroom had mold. Carpet was dingy. The bar/restaurant/Starbucks is like a cafeteria. I cannot believe I paid what I did for this place. This room should be no more than $80

The bedding seemed to be either too old (overused) or not changed from the previous guests. It was not dirty, but not clearly cleaned either. The cleaning staff were great, very tentative. The front desk ladies were not friendly, but not rude. It was this weird vibe, they are not rude, but you don’t feel welcomed to be there. We stayed at many other courtyards throughout the country and this one just doesn’t match the standard.

There was musty, gross smell from the bathroom that permeated through the room. I wish I had read the reviews more closely before I booked. The property is dated and there was no fan in the bathroom, which maybe the cause for the musty mildewy smell. I would not recommend.

The room was not cleaned properly. As I started to turn down my bed,I noticed it was full of hair ( seemed like dog hair) and dirty blankets. Upon reporting to the manager, as the night auditor , wasn't helpful, she was apologetic and did what she could to make it right. I did. however have to sleep on the couch with clean sheets.

Pros: Convenient location in the city center. Walking distance to everything - train station, restaurants, theaters, Providence Mall, Brown University, etc. Spacious, comfortable room with a coffee maker and refrigerator, a huge cozy armchair and even a table on wheels. Cons: Traffic noise at night. Outdated bathroom with fabric shower curtain that smells musty. The sink is located outside the bathroom.

Terrific space and location - the rooms were incredibly spacious with nice views of downtown, and very walkable to everything (short walks to Brown, the pedestrian bridge, etc.) and very close to the interstate to get around. Will definitely make this my go-to place for trips into PVD!

It seemed as though the room wasn’t really cleaned that well and maybe either things were missing or need to be updated a little. The TV was definitely not good quality and there were no cushions on the sofa/chair. There was something also on the headboard that was definitely missed when last cleaned. My son had the same room and their tv was bigger, nicer and the picture was better and they had cushions.

Stayed for a show at the Strand, great location, huge room. Only downside was our a/c unit and fan seemed to struggle, it sounded like a dying walrus struggling with its last breath all night.

The staff was charging for every single thing including toothpaste/brush and even a side of Parmesan for my meal. I don’t think I would’ve complained except they were very rude about it every time. It also didn’t show that our rooms were paid for so they had me call the corporate line (45 min call) and it ended up being their error (I would’ve been double charged if I didn’t say something). It just seemed like everything was about paying them. I felt very much like I was an inconvenience rather than a guest. It is obvious this is privately owned.

They say you never get a second chance to make a first impression. As far as the physical building, it was awesome. Great location, plenty of things to do around the hotel itself. However, our greeting from one of the receptionists set the tone for our stay. After a six hour layover at the airport, we finally checked into our hotel around 330 by a receptionist who had no compassion or personality. We checked in at 3:30 in the morning, kept in constant communication and tried to get them to lower the cost of the room based on our circumstances out of our control, i.e. delayed flight. The younger receptionist appeared to be willing to help but then he was overruled by the older receptionist, who didn’t want to give any leeway. As a Bonvoy member that didn’t sit very well with me. They did, however, give us the first free day of parking, which was good after it was apparent we were inconvenienced but the older receptionist seemed mad. It wasn’t until the last day of our four day stay that our room was actually cleaned after one of the days we were told it would be cleaned that day only to return to find it was not cleaned. There seemed to be miscommunication between the front staff and housekeeping. When you spend almost 1K for four days you would expect the service you pay for. As a side note, our rental vehicle was burglarized in Federal Hill after only being away from it for an hour. We would have given a 5 star rating otherwise.

I enjoyed my stay at the hotel. Coming from Boston, I really appreciated the fact that the hotel was within walking distance of the Amtrak station. The staff were courteous and able to assist me with several things (including holding onto my luggage after check-out, which I have found is not the standard all over the country, so I could sight-see, and finding a place to eat). Would stay here again.

Location was great as walked to restaurants and a theatre. Also, nice walk to Brown’s campus. At night would just recommend walking around the park directly across from the front of the hoteland same with the bus station as seedy. Room was a good size. Price seemed expensive but not many other choices in good locations

This hotel is located near everything in the heart of the city. Every location was walkable and located near the train station. The staff and the facilities are fantastic. We very much enjoyed our stay and I would highly recommend.

Stayed there for the Water Fire event 8/19. Location was excellent, directly across from the canal. Now for the bad- Our room (137) was on the same side as the canal and boulevard. The music from the Water Fire, along with the traffic and noise from cars with ridiculously loud mufflers/exhausts were unbearable. What is it with young men in Providence and those annoying exhaust systems???? If you stay here, request a room on the highest floor on the Kennedy Plaza side to avoid the sound of traffic!

The bed and pillows were very comfortable! Unfortunately, the area around the hotel is a bit sketchy at night. I was awakened several times by people yelling on the street below. The garbage trucks make a lot of noise in the early morning as well. They are a quick walk to the convention center which made it very accesible for my purposes.

The property is central to plenty of dining locations. Within minutes you can reach the Providence Place Mall to shop, grab a drink and plenty of local bars&pubs and take in some of the sites including the water views, and the State House. Onsite the Bistro serves excellent food and drinks and all of the staff I interacted with was amazing. I would definitely stay again.
