What guests think

Across reviews of Quality Inn & Suites Lawrence - University Area, guests describe a mixed stay: a convenient location near KU and restaurants, but aging buildings, a motel-style annex, and many maintenance and cleanliness problems across rooms and shared areas.

Reports of stained linens, musty odors, mold, pests, slow drains, broken fixtures, frequent key-card hassles, and long-term facility outages are common, with the hot tub closed and the pool sometimes cold or cloudy. Service feedback is mixed, from friendly and accommodating to hard to reach or unhelpful, and breakfast is usually basic with limited variety or items running out. Expect a no-frills, budget stay where location is the main strength and conditions vary widely.

The room was as we wanted, clean no odor, clean towels, beds where comfortable and clean as well, breakfast was good but needs unflavered creamer for coffee, may I suggest half & half , the one complaint would be the pool, there was no filter system and water seemed cloudy and unclean so we choose not to get in...

The property was OK but not a place I'd want to linger. The facilities seemed dated. Hot tub did not work. Gym didn't open until 8 a.m. Breakfast was modest and cold - apple juice didn't work.

The website says the hot tub and pool are 24 hour, they are not. Also, the hot tub was out of service which was the whole reason we selected this hotel. They charged me an incidental fee but not my daughter in law.

The staff is great, very nice, and we made sure to leave the housekeeping staff $20 for their hard work. Unfortunately our carpet was wierdly sopping wet all over and we had to wear our shoes the whole time but was pretty clean aside from that. The only part that was truly bothersome was how the pool and surrounding areas were, with huge clumps of hair laying around. We were bummed that there was no warning about the "spa" (whirlpool) being out of service on the site or on the door to the pool even. The tap to pay for the vending machine didn't work either. For $200 for two nights didn't seem worth it.

The hotel we booked was not the rooms we got. We were put in a second building which was a motel with doors to the outside. Our kids were in a second room on the 2nd floor. Hot tub was broken and the breakfast area was not working one of the days, so we were not able to eat breakfast before my daughters graduation.

Hotel was clean and the beds were pretty comfortable! The front desk worker was also the breakfast attendant! The breakfast area was still messy at 1:00 pm. The back door was not latched properly, so safety could be an issue. The hot tub was not working and was boarded over! This hotel served its purpose for our visit.

Very upset. We booked this hotel because it had a hot tub. When we got here the hot tub was cemented in and clearly not in use. They didn’t seem to care we were upset. I think we should get refunded or partially refunded for not being told the hot tub was no longer in use. Will never stay again

Rooms are outdated. Furniture is old and very scratched. One of the drawers was missing a handle. Towels, sheets and comforters were stained. Some of them very questionable. Mini fridge had leftover food from a previous guest. The bathroom is so tiny that the door almost touches the toilet when closing it. Extremely claustrophobic. Spider webs on the walls. The hallway and staircase area were extremely dirty. It felt like at 85 dollar hotel, more than the 200+/night they charged. Extremely disappointing and never staying there again

Arrived at 2am, tweakers hanging out in front of our room going door to door knocking on doors. Smoke alarm next door beeping like it needed a new battery, 3 different lights had bulbs burned out, toilet seat and bathroom floor sticky and smelled of urine. I went to take a shower and drain was stopped up so bathtub filled up above my ankles. Rated Good on Hotels.com but should have been rated terrible.

If you really need a place to stay then stay here but if not then I would definitely go with another option. There was a red stain on the sheets in the bed when we arrived and what looked like possible orange / brown mold or poop on the bathroom wall. Smelled very mil-dewey. If you need a place to crash it would be alright but would want to get out pretty quick the next day.

Hotel is in need of a serious cleaning. Doors propped open everywhere, glass hasn’t been touched with windex in years, the room was so musty we could hardly stand it, the curtains were dripping!! We were thankful it was just overnight….would not have stayed here a second night.

Our room was very humid/sticky and there was a lot of mold on the lamps, curtains and in the mini fridge. The vents above the check in counter were very moldy and black. Fine for an overnight stay, but could certainly use some maintenance around. The air conditioner leaks condensation into the carpeting, so anything that was within three feet of the unit was wet. Drain stopper in tub was removed and sitting on the side, and the tub still didn’t drain great. They do allow pets, which is very helpful. Overall a fine stay.

I stayed here during the week - the parking lot was near empty yet the staff picked a room for me (Room 212) directly above the foyer of the hotel. I heard every conversation had at the check in desk. At one point, I had to get up and yell to the night attendant to turn down the ringer on the phone. It was set so loudly everytime it rang, it woke me up. I assume it was set that loud so he could hear it when in the back. The topper was at or near 11pm I could hear someone trying to enter my room w/a room key, I jumped out of bed to yell at them they had the wrong room. The wifi password was 1212. My room number was 212....the night attendant could see the exchange from the check in desk...I could see him through my peep hole. Worst hotel experience EVER! Lastly, the airconditioner in the room was so old and loud and blew out a musty, mold like smell. Had I not been so exhausted dealing with my family emergency, I would have changed hotels but I didn't have the energy.

Water pipe must have busted because they have buckets collecting water in the kitchen and hallway none of the security doors lock you just walk into the building! Key cards deactivated every time you need to use it. my room was never cleaned I asked for towels and they acted as if that was wrong of me. I was told I would get a receipt at check out for my deposit and the soda I purchased at the counter however that wasn’t true I was told I would get my deposit back in 24 hrs and it’s been 60 but no deposit in my account they have terrible customer service you ask them a question and they get frustrated never answer the question and just say okay, over all I’d give it a -10

We were given a room which had an animal smell at first. We were given a different room. At midnight, someone tried to enter our room with a card key. The only thing to stop this was the top bolt. As I tried to get a coffee in the morning, I was told by the desk clerk to get out and howrude I was after the breakfast manager told me it was ok. We will not be back to the hotel. One of the worst nights spent in a hotel!

The price was as advertised, but for a nicer hotel. The ice maker on the main floor was filthy and breakfast did not meet the healthy hype. The advertised exercise room was a converted hotel room in the annex with very little equipment. The shabbiness of the hotel could be overcome by welcoming or friendly staff.
